There are worse things than Green Belt… Although this site is located in the Green Belt, it falls within the settlement boundary, bordered by a road to the east and development to the north, west, and south. While not visible in the picture, there is an asphalt tennis court on the site, surrounded only by grass. The absence of vegetation or trees means the ecological impact would be minimal. Therefore, I was confident that I could justify building a detached house on this plot. However, the site is situated within the SPA 0-400 buffer zone, meaning any net increase in development would be automatically rejected by the Local Planning Authority under any circumstances.
