BIM is more than just making 3D models, it includes other dimensions that enrich construction projects. Besides 3D (spatial), BIM also introduces 4D (time), 5D (cost), 6D (sustainability) and 7D (facility management). This helps in project scheduling and visualization by connecting the construction timeline to the 3D model of a building; such technology is known as 4D BIM. It enables accurate budgeting and financial management by incorporating cost data, hence, this is referred to as the fifth (5D) dimension of BIM. It does energy analysis and green building practices for sustainability purposes which are the focal points of the sixth (6D) dimension of BIM. Finally, for facilities management, there is detailed maintenance and operations information available throughout the lifecycle of a building via 7D BIM. Scan to BIM is totally changing the architectural workflows by converting real-world buildings into intelligent 3D models. Using advanced laser scanning technology, architects and engineers can capture accurate as-built conditions, ensuring proper renovations, retrofits, and facility management. How Does the Scan to BIM Process Work? 1. 𝗣𝗹𝗮𝗻𝗻𝗶𝗻𝗴 𝗮𝗻𝗱 𝗦𝗰𝗼𝗽𝗲: Define the areas to be scanned and the Level of Detail (LOD) required. 2. 𝗠𝗼𝗱𝗲𝗹 𝗖𝗿𝗲𝗮𝘁𝗶𝗼𝗻: Convert point cloud data into a BIM model (Revit, ArchiCAD) for design and analysis. 5. 𝗤𝘂𝗮𝗹𝗶𝘁𝘆 𝗖𝗵𝗲𝗰𝗸: Validate the model against the scanned data for perfection and accuracy.
