Recent report shows home prices across the nation are at an ALL TIME HIGH. So, are we in a housing bubble? 🤔 There’s a lot to unpack here, but let’s keep it simple for now: You can't have a housing bubble when there's a shortage of available homes for sale. 🏘️ And if the data on demand indicates solid demand (i.e., large demographics of new household formations, wage growth supporting affordability, strong underwriting criteria [as opposed to 2008], etc.), this supports the non-bubble territory our economy is in. The typical new home in the U.S. is getting smaller! In 2023, the average size of new homes under construction dropped to 2,411 square feet. The median size of these homes is now 2,179 square feet, the smallest in 13 years (source: National Association of Home Builders). Changing Buyer Demographics: 30% of recent home buyers are single. 70% of home buyers are child-free. With a significant portion of buyers being single or without children, the need or desire for large homes is decreasing. Many builders are responding to this trend by constructing smaller homes that better suit the current market demand. What This Means for Buyers: More options for those seeking manageable living spaces. Potentially lower costs and maintenance requirements for smaller homes. A shift towards more efficient and versatile home designs. As the trend continues, now is the perfect time to explore and invest in smaller homes to meet this growing demand! UNLOCK | When looking to buy residential real estate, it’s important to use a local specialist, not a generalist from interstate. Sure, they’re able to access data on their computer- but data can be misleading if you don’t take into account the full picture. You need to understand all the details. Things like population demographics, the best streets in the best suburbs, council and school zoning, infrastructure upgrades in the pipeline, parks and public transport. Is this an area that people actually want to live in? That owner-occupier appeal is what drives price growth. Buying in SA? Stick to an SA specialist.
