Saving up for a large down payment can feel impossible in a single income household and especially when you're balancing everything. Ever heard of the USDA loan? If not, don't worry, USDA loans are frequently overlooked because they’re plagued by myths. The most common one is, you have to live way out in the country and that's not true. Because these loans come from the U.S. Department of Agriculture (USDA), many people mistakenly think the USDA loans are for farms and rural properties and that's not true either. The key element is that the property location must be in an area deemed ‘rural’ by the USDA. Many areas that aren’t far from small and mid-sized cities might actually be classified as rural areas by the USDA. For example, some of the homes in Houston suburbs such as Iowa Colony, Magnolia, Rosharon or Waller could be eligible for USDA financing. Here's the facts you need to know. The biggest perks of a USDA loan is that you don't need a down payment. That’s right, zero down for qualified applicants and eligible properties! Compare that to an FHA loan, where you’d need at least 3.5% down if your credit score is 580 or higher. If your score is between 500 and 579, you'd need to come up with 10% and that can add up. And get this, there are two types of USDA loans. That's right, TWO! 1. USDA direct loans, which are available only for low-income applicants and 2.
