We know that saving, especially in this economy, may be a difficult task. And if you're saving for a house, saving money while you watch home prices slip away from you is disheartening. But I have two amazing down payment assistance programs to share with you. The first one is for Maricopa County. 4% down payment assistance, and an interest rate at 6.375%. Interest rates, currently are higher than this rate of 6.375%. So, not only do you get a lower rate, you also got 4% towards your down payment and closing costs. If you're looking outside of Maricopa County, we have a similar program. 4% down with a 5.75% rate. If you've always wanted to move a little outside of the big cities, this program is amazing. It could be a while before we see rates this low. You could get into your home, have most, if not all of your cash to close covered, and get in at a lower rate! These are two amazing options, but if you'd like to learn more, give us a call today! #arizona #maricopacounty #aż #azrealestate #downpaymentassistance

Wow. For #Mayor #Whitmire Admitting to Houstonians that the #CityOfHouston #Water Department was Full of #Fraud #MisUse & Just a Lack of Operational Control. *These were the Immediate Findings. Not corrected yet! So, Basically a Broken System that Grossly Overcharged their citizens. Now everyone in #Houston recieved this Notice of Water & Wastewater #Rate #Increase. Due to #Inflation We sadly have a very Broken system Everywhere & it’s Hindering all Peoples and Demographics. With the Average monthly water bill (last year in the summer month) over $500+ With other homes being billed well over $1k - these are Mortgage Payments, not water bills. All the while, homeowners are outraged & sharing Years of Historical Data; showing regular water usage & volume no where near what was being billed. Some people have proven to be out of state, in the hospital or others, while simultaneously using records amounts of water. It is “Statistically Improbable” for errors like this to be likely; as well as having 3.Million people Tripling their usage at the same time. And #ABC13 #News just reported that City of #Houston is #Broke. And the city is spending $150.M-$200.Million Over #Budget each year. Plus will be #Increasing #Taxes Substantially soon. What Recourse do people have? Dispute = Judge & Jury is the Water Provider. Dispute & Dont pay = No Water. Something Has to Change!!

Today’s announcement by the #NSWGovernment to unlock land for an additional 400 homes in #Lismore is a welcomed move that will deliver safer housing for the local community. For some time now, both the Insurance Council of Australia and #insurers have been advocating for government action to better protect at-risk communities. Today’s announcement, supported by the partnership between Southern Cross University, Landcom and NSW Reconstruction Authority, signifies another step forward in addressing this need. But more needs to be done. Last week the ICA’s pre #Budget2024 submission called for the establishment of an ongoing fund to buy back and raise homes at risk of extreme #flooding, matched by the states and territories. https://lnkd.in/gNTe99rd

Thanks, Kumeu Courier for the July article about rural subdivision, and how it’s a potential option for those with native bush or wetlands on their property. Several factors are driving the trend of rural land subdivision, including: •Sell the subdivided land to fund another housing project. • Help their children get on the property ladder. • Build and sell new houses on the subdivided land. • Help fund their retirement. • The section is simply too large for their needs. • Their property has been re-zoned to include subdivision. Dallas residents set our city on a brighter path today, and for the next generation by supporting bonds for basics. The 2024 Dallas bond package is an investment in our city’s basics – with more than three-quarters of the proposed funds allocated for roads, parks, and public safety. That means smoother streets, cleaner and safer parks, and investment in public safety that keep our families safe and our economy strong. It’s critical that we maintain our city’s infrastructure – even in uncertain economic times – and bonds are a great way to make that investment without burdening taxpayers. Congratulations to residents of Dallas, Dallas Mayor Eric Johnson, City Council members, former mayors, former council members, convening co-chairs of the bond committee Ambassador Jeanne Phillips and Timothy Powers and all of the donors, endorsers, team members! Allyn Media is proud to provide the bond campaign with winning research-driven strategy and execution. Prop A-$516.5 MM for streets and transportation, including critical funding to fill potholes, repave and repair streets and alleys across Dallas, and make dangerous intersections and roadways safer. Prop B - $343.5 MM to maintain, upgrade and expand parks, trails, and rec centers across Dallas, including enhancements and lighting that make these spaces cleaner and safer. As part of Bellingham’s upcoming Comprehensive Plan update, the County will be conducting a Land Capacity Analysis. According to the Land Capacity Analysis Draft Methodology document, the purpose “...is to review the capacity of land suitable for development to accommodate housing needs and employment growth in UGAs and compare that capacity to housing needs and employment growth projections. If there is not adequate capacity to accommodate projected housing needs or employment growth, increased densities and/or UGA expansions will be considered.” Conversations around this analysis will become increasingly important in ensuring we have adequate land to build the housing we need for the growth our area will see over the next 20 years. This is a critical component for the planning process so that we don’t find ourselves in a similar or worse housing crisis that we’re in now. To read the Land Capacity Analysis Draft Methodology, find it by following the link below. ⬇️ https://lnkd.in/gZUJJJ3d . . . #WhatcomCounty #LandCapacity #LandUsePlanning #PopulationGrowth #CityPlanning #ComprehensivePlan #BellinghamCommunity #BellinghamWA #BellinghamLocal

$1.4 BILLION is what continued sprawl costs you. Don't get me wrong, I'm not saying investment in our infrastructure is not needed, but that is A LOT of money that could have been partially mitigated with smarter planning and greater infill development. For every quarter acre lot built, the tax dollars collected do not come anywhere close to covering the cost for ongoing maintenance and upkeep of roads to that home. The suburban experiment has failed... America’s cities don’t need more growth... what they desperately need is a different development pattern. #growth #development #housing #infrastructure #planning #infill #sprawl

The home vacancy rate in San Diego’s metro area is almost as low as it has ever been. This is further evidence why we are focused on activating quick, humane and cost effective housing and shelter strategies that can come online in months (not years or decades) and for pennies on the dollar compared to the cost of building or acquiring housing.
