In response to this article on elevator construction, regulation, labor, and immigration, I believe a viable solution lies in a business model that leverages the strengths of a 170(b)(1)(A)(vi) designated 501c3 organization in conjunction with a benefit elevator company. Our nonprofit Emi's Elevator, which is the majority owner of Nokes Mountain Elevator Company, aims to address these issues by creating Small, Women-owned, and Minority-owned (SWAM) businesses and job opportunities through targeted apprenticeship programs. Our mission focuses specifically on public, low-income, and subsidized housing sectors, where there is a significant need for the maintenance, servicing, modernization, and new installation of elevator infrastructure. By prioritizing the creation of skilled jobs and fostering entrepreneurship within these underserved housing communities, we can alleviate labor shortages and contribute to economic development. Our approach ensures that workers receive the necessary training and support, promoting a sustainable workforce equipped to meet the demands of the elevator industry. In addition to our focus on housing, we also address elevator infrastructure needs in public facilities, including military bases, rehabilitation centers, hospitals, and other essential public institutions. Ensuring reliable and efficient elevator systems in these facilities not only improves operational efficiency and safety but also supports the well-being of the communities they serve. Moreover, by focusing on the maintenance and modernization of elevator infrastructure in public and subsidized housing, we can contribute to lowering housing costs. Efficient and reliable elevator systems reduce the overall maintenance costs for housing authorities, which can translate into lower rents and fees for residents. Additionally, by creating job opportunities and fostering economic growth within these communities, we help residents achieve financial stability, further reducing the economic pressures associated with housing costs. Through this integrated business model, we not only enhance the quality and safety of elevator systems in both housing and public facilities but also drive social impact by empowering marginalized groups, fostering community resilience, and contributing to more affordable housing and better public services.

A new Denver City Council committee, the South Platte River Committee, is ensuring that sustainable development and community engagement are at the forefront. Back roads in South Carolina

That’s all well and good and I agree something needs to be done with The Grand but there are fundamental issues that need fixing first. Scarborough has a massive pothole issue and the council seems to think that filling the holes with gravel will fix the problem. There’s a massive issue with drainage in Falsgrave park causing it to be either a bog or an ice rink. The council won’t grit it in the winter for fear of liability if someone has an accident, in the meantime, residents, especially the older generation fear taking a walk in the winter because they don’t want to fall. The A64 has had “talks” about it being a dual carriage way for years, when will this become a reality? There’s plots of land/warehouse at the back of Morrison’s that would be ideal for rock climbing/ice rink/trampoline centre to encourage residents and visitors all year round. What will be done about the fact there are Poundlands and charity shops but nowhere to encourage locals to shop local building a sustainable local economy? Surely these are issues that should be tackled before injecting millions of, presumably tax payers’ money into a project that will take years to come to fruition or is this a project for you purely to attract voters?

Hello All, Let's get real. This project is another masterpiece of Mr. Steven Levene/COO of Metrolinx. The steel span Through Plate Girder over existing Tracks at Newmarket 4.90 Davenport has many structural concerns. Mr. steven leven/(current COO of Metrolinx/ by then VP of RailCiorridor) decided to create a Risk Assessment Team Meeting (on Friday, June 4, 2021 1:30 PM-3:30 PM, ) and chaired this Team meeting. Created +/-35 pages of check marks, and he concluded that: all are good, the Case Closed! The above case was opened by an engineer (Name DELETED] of RailCorridor to begin with. the steel span was a Through Plate Girder, TPG, +/-100 ft long, double track, and amazingly, Direct Fixation. Why Direct Fixation instead of Ballasted Deck? Everyone knows that Direct Fixation will reduce the life-span of the bridge from +100 years to around 30 years. well Metrolinx has the answer!!! Also, the girders have top and bottom flange splices, as well as web splices exactly at the same location: one series on the North side of the span and one series on the south side. the above splices means that the weakest point of the top flange is aligned with the weakest point of the web and aligned with the weakest point of bottom flange, at two separate locations, one on the North side and one on the south side. you do the math!!! If you want more information, please let me know. Also, on September 18th and 19th, 2024, in Louisville, Kentucky, during the Arema Annual Conference, Metrolinx gave a presentation regarding the elevated bridge at Davenport Diamond, Newmarket sub/MX, and New Toronto Sub/(of a real railway). Ironically, Metrolinx did not talk about this portion (steel double track TOG crossing over the existing tracks of another railway) of the project. the bridge designer was not part of the presenter team. The bridge contractor was not part of the presenter team. I doubt that there was even a representative of the actual designer and the actual contractor team at Arema 2024. The people at the Arema Conf. 2024 were asking why? Well, the answer is: there is a series of serious issues with that steel span bridge over the New Toronto Tracks. It's amazing how much expertise sits in both organisations which has helped to underpin the journey so far. This isn't any flight of fancy - this is an amazing future and real delivery on a scale we have not seen for a generation. I'm so glad to see this finally launch in #Stevenage, and Sir Michael Lyons and Dame Kate Barker will be brilliant in leading this. Whilst there were many hands helping bring it to this point, Julia Krause and John Whetstone MRICS have played a critical role and been amazing. Biased, I know, given they are on my team! #HomesEngland have played a critical role in the current generation of large scale delivery, from #HarlowandGilston to #MeridianWater and beyond. Now we'll be bringing our unmatched expertise in funding, infrastructure, delivery and placemaking to support this transformational programme. Personally, living in a town that has over 8,000 homes underway that will double it's size, and minutes from Urban&Civic's Tempsford scheme, this is both incredibly exciting and reassuring. It's the real change we have been asking for - from sporadic development often delivered through Appeal decision, to thought out, connected, planned settlements our kids will be proud to live in. I urge everyone to read the press release and forthcoming documents. Critical is the first bullet point about the work plan. It confirms over the next 12 months the Taskforce will be "Meeting with new and existing communities to hear first-hand about the design of desirable developments". That's where the work starts and tells you how much this isn't about numbers but about you, and me, and the people we care about.
