We have a clear picture of the finish line. Every tech solution from EV’s to batteries and so forth, are exciting. But we can’t skip the first steps. Every single citizen is in a position to contribute to saving energy without spending a dime, at home and at work. First step, challenge and fund states to enact creative behavior change campaigns for radical energy efficiency gains. The top three winners are rewarded and their strategies and programs made available nationwide. Then, because nothing happens without the workers in the field going the extra mile, set in place incentives for small contractors to find lost energy in the field, as they help families make choices in real time. We are nowhere right now because of a political divide. Too many contractors are skeptical if not indifferent to their critical role in this movement. Promises of growing their business are not enough. Reward the actions we need first, until that promise is real. Now they’re onboard. This is not the whole house audit, blower door, building science phase. This is making better choices in the moments driven by necessity. Get this appliance, add this insulation, seal these windows while we have this taken apart or are in that space, economy of scale common sense items that are the first step to a homeowner seeing their home as a machine, fostering the possibility of a higher performing home through tangible experience and education from their most trusted source. With the pressures mounting on pretty much everyone not comfortably wealthy from income and assets, from higher costs for literally everything, food, insurance, debt, etc, the pace of change will be at the pace of necessity. Proactive whole house retrofits are great, but most will do it over many more years than we like to accept. The proactive efforts to reach those people and communities with the most at stake is the ideal application of the IRA funds. But we cannot buy our way to efficiency gains across the market at near the pace we need, compared to working our way there through the essential first steps that use common sense, existing tools, skills, materials and technologies and can be happening everyday. Millions of small, smart, first steps in the right direction versus a sugar rush of far fewer demonstration projects that have no basis in practical reality, and create no inertia. It’s the work of training, not the excitement of the finish line. Finally, my informed and unashamed bias for Pearl Certification and Green Door. Connecting a person’s expenditures to home valuation at the appraisal and MLS level is the single most important intervention to the value proposition for home upgrades, ever. The value to all this work can be captured and real. The ROI radically more immediate. Yes, I’m saying it should be required best practice in every state to use Pearl’s prescription, to inform and record every step, to convert every investment into equity. Billions go unrealized otherwise.

Mobile Home & RV Park Owner (4,504 lots, 84 MHPs/RVPs) I Help People Achieve Financial Freedom Through Mobile Home Park Investing ➡ DM Me For Details ➡️ Follow Me For Content ➡ Real Estate ➡ Mobile Home Parks ➡ Investing
Are you thinking of great ways to increase the value of your mobile home community? Then allow me to end the week by sharing with you how to do that without falling into the value-add trap. It’s all too common for people to pitch their own catchy ideas and sell them as what it’s not. It’s not a value-add deal. It’s a hype story. Increase the value of your mobile home community by stepping up your game. All really good value-adds require research and feasibility assessment. Find out: If the team for management and execution is outsourced, and If there is even already a team in place… Who will be on site after acquisition? Have they learned through hands-on experience how to troubleshoot and correct day-to-day issues? These are really important things to know. Have a plan and expect it to go sideways. Like Mike Conlin said, “You can only have so many projects at once.” This industry needs value-add groups right now. Let’s show this country how great mobile home parks can be by working better together. Who’s with me? 👇🏻👇🏻👇🏻 Share your own value-add story below! 👇🏻👇🏻👇🏻

I Help Young Professionals in Toronto buy their First House! Also, Are You Ready for More Living Space? Let’s Match You With Your Perfect-Sized Home Today!
Buying your first home isn’t just about having a place to call your own. It can be a game-changer in both your career and personal life. 🏡 For those between the ages of 35 to 50, looking to accommodate a growing family, this is more than just a new address. This is about stability, growth, and new opportunities. Here’s why: Ownership = Stability: A stable home environment means you're not worried about the next rent increase or sudden moves. This security allows you to focus more on your career and personal goals. Networking in Your Neighborhood: Homeownership often places you in a community with like-minded people. This can lead to networking opportunities that could benefit your career. Financial Growth: Your home is an investment. As you build equity, you also create a financial cushion for your family’s future, which can ease stress and open doors to other opportunities. Rooting Your Family: Moving from place to place is tough on kids. Settling down provides a consistent environment, impacting their education and social life positively. Personal Achievement: Finally, owning a home is a significant milestone. It's something you can be proud of, boosting your confidence and drive in other areas of life. Thinking about making this leap? Here’s a tip: Start by evaluating your long-term goals, both personal and professional. A home purchase should align with where you see yourself in the next 5-10 years. What’s been your experience with homeownership and its impact on your life? #HomeOwnership #FirstTimeBuyer #RealEstate #TorontoRealEstate
