If you read the Wall Street Journal you might have seen an article claiming “there’s never been a worse time to buy instead of rent.” Fox picked up this claim in an article here which shows that the average monthly cost of a new home was $3,322 while the average monthly rental cost was $2,184: a 52% higher cost to buy vs rent!
Fortunately, these articles are based on a combination of misunderstandings and outright errors. If these headlines made you give up hope of buying a house — reconsider. Home prices, especially in Kentucky, are more affordable than the headlines suggest.
First, homebuyers are typically older households who are getting more square footage and land than the average renter. The article is comparing the average buyer, who pays more and gets more, with the average renter, who pays less and gets less. In other words, even with high interest rates it may be cheaper to buy a house rather than rent the same house, but on average people rent smaller houses and apartments than they buy!
Second, the journalists got the math wrong in 2 important ways:
They overstated the cost of a mortgage (claiming $2,737 for a $416,100 house with 10% down @ 7.63%, the correct answer is $2,652)
They also conflated the average with the median. As prices have gone up some people at the top have bought more and more expensive houses dragging the average up. However, the median mortgage is only $2,652 (NOT $3,322) compared to the median rent of $2,011. This leads to a smaller difference of 32% and is mitigated further by the difference in median size of houses vs apartments.
While mortgage rates climb ever higher, purchasing a home can still be better financially than renting, it just depends on the type of home you’re looking at.
