What do we mean by Curb Appeal? According to Merriam-Webster dictionary, curb appeal is defined as the visual attractiveness of a property as viewed from the street. That attractiveness is greatly dictated not just by the landscaping, but also by the physical appearance of the buildings and the cleanliness and tidiness of the grounds. Lots of little visual cues shape our perception of whether a project has curb appeal – whether, for example, the sidewalks are edged, the shrubs are pruned or the roofs free of debris. Before long, this 32-storey condo will rise above Mississauga’s transit-rich City Centre, offering breathtaking views of Lake Ontario. Notably, it will also house the deepest under-parking borefield ever drilled—now fully operational! As shown in the top image, the construction team has completed the first six floors, with the 7th level podium nearing completion. Decking at the east end is ready for an imminent concrete pour atop the podium, which will form the base for the future outdoor amenities. We're proud to have partnered with Edenshaw Developments on this record-breaking project, poised to cut carbon emissions by 80% compared to gas-heated buildings. A few weeks back, I evaluated a potential development site in Templeogue listed for around €785,000. With current design guidelines, I saw an opportunity: demolish the existing single-story structure and build a new two-story dwelling alongside it. But as every developer knows, opportunity doesn’t come without its risks. Through a thorough due diligence process which I walkthrough in this video, I identified several key considerations to determine if this site was worth pursuing: Riparian Corridor Restriction: With a river adjacent to the property, I found a 10-meter protected zone preventing any development near the water, adding significant limitations. Planning & Local Policy Compliance: Reviewed the planning history and local guidelines to ensure no adverse constraints. Site Layout & Amenity Space: Worked with an architect to draft preliminary plans that accommodated both the new and existing dwellings’ needs. Balancing Risk and Reward: Despite some possibilities for an argument, the risk of planning rejection or appeal was too high given the potential investment. In the end, I decided to pass on this opportunity due to the risk of regulatory roadblocks and subjective decision-making by planning authorities. Key takeaway? It’s essential to dive into the details early—many developers don’t discover issues like riparian restrictions until significant costs are sunk into fees and consultants. For anyone in property development or those considering investments, due diligence is everything! This process may be complex, but it ultimately saves you from costly mistakes. This is a worthy concept. Smart placement would let the existing span stay in use during the construction. I like the open spandrel design, but it would be cooler to maintain the offset arches that are the most interesting aspect of the current bridge, particularly from the water. But the real question is over on the west approach. This concept drawing shows a nearly sheer natural rock face right at the roadbed. Given the disastrous excavation of half the mountain a half mile down river, why should we be confident they can maintain a cut angle like that?

The concept of making a network of waterway canals in the United Kingdom in the 16th and 18th centuries was to develop a way of efficiently transporting raw materials and manufactured goods from one part of the country to the next, without needing the more expensive horse drawn wagons. It was a major reason for the economic growth of the UK from the 1600's until the 1800's. **Caen Hill Locks, Wiltshire** Nestled in the picturesque countryside of Wiltshire, the Caen Hill Locks stand as a testament to the ingenuity of early 19th-century engineering. This magnificent series of locks was completed in 1810 under the watchful eye of the esteemed engineer John Rennie the Elder. To accommodate the ambitious project, a brick-making factory was established nearby, ensuring a steady supply of the thousands of bricks needed to line the chambers of each lock. Comprising a total of 29 locks, the Caen Hill system stretches from Town Bridge to the lower lock at Lower Foxhangers. Among these, a standout feature is the impressive staircase of 16 locks, where enormous side pounds are ingeniously designed to hold vast quantities of water, allowing for the smooth and effective filling of the locks. By the mid-1950s, however, time had not been kind to this engineering marvel. The once-bustling canal had fallen into disrepair and was on the brink of abandonment. Yet, hope sprang forth in the form of passionate waterways enthusiasts who were determined to revive this historical waterway. In 1962, they banded together to form the Kennet and Avon Canal Trust, a dedicated group committed to restoring the canal to its former glory. With the support of British Waterways (now known as the Canal & River Trust), a significant effort was undertaken to rehabilitate the locks and surrounding areas. Leaks were sealed, new lock gates were installed, and both the towpaths and bridges were carefully restored, culminating in the grand reopening of the canal in 1990. In a remarkable turn of fate, the restoration efforts received a substantial boost in 1996 when National Lottery funding poured in, amounting to an impressive £25 million. This critical investment helped finalize the extensive restoration and conservation work, ensuring that the Caen Hill Locks would remain a vibrant part of the local heritage. For those wishing to experience this engineering marvel, traversing the locks by boat is a journey that typically takes between 5 to 6 hours, offering a unique opportunity to appreciate the beauty and history of the area.
