Protecting homes from coastal weather requires a pretty thoughtful approach to material selection because, while beautiful, the salt, wind and water can be brutal on a home. In these cases, I always recommend using durable, corrosion resistant materials like concrete, stone veneers and stucco, which tend to withstand salt spray and moisture pretty well. If we need to introduce some softer materials, like woods, we try to locate them in areas that don't get hit as heavily, such as up in the eaves or in the. Sides of the home that are away from the prevailing winds. Second, homes in coastal areas tend to have questionable soil conditions in the best of cases. A lot of the time that leads to homes being built on top of solid 18 inch concrete mat slabs potentially tied into caissons, which are subterranean concrete columns that may extend all the way down to bedrock. Well, not simple. This ensures that the home will be rock solid even if the biggest storm comes and washes out the site. Lastly, these properties always require a thorough study. On how water will drain from specialized track details for the sliding glass door systems to flood vents in the garage, We always look to ensure that the home can handle whatever the ocean throws at you while protecting your interiors. Every detail is planned with the environment in mind to ensure that the home will last.
