KEY REQUIREMENTS: Building Height Information: Knowing the height of your building is crucial under the Building Safety Act of 2022. SAFETY CASE REPORT: Each higher-risk building must have a safety case report that outlines major fire and structural hazards, as well as risk management measures. PRINCIPAL ACCOUNTABLE PERSONS: These individuals must identify and assess building safety risks, determine how safety incidents can be prevented, and implement measures to mitigate their severity. REGISTRATION DEADLINE: High-rise residential buildings of 18 metres or more in height, or at least 7 storeys tall with 2 or more residential units, must have been registered with the Building Safety Regulators by 1 October 2023. The principal accountable person or their authorised representative is responsible for completing this registration. It is MANDATORY for all buildings over 18 metres or 7 storeys with at least 2 residences to comply with the Building Safety Act. The Building Safety Regulator has said it will prioritise blocks still covered with Grenfell-style cladding and large-panel system buildings as part of its new inspection regime. While the focus on Grenfell-style cladding and large-panel systems is critical, it's also important for the Building Safety Regulator to ensure that this focus does not lead to the neglect of other safety risks in different types of buildings. A balanced, comprehensive approach that addresses immediate risks while also planning for the inspection and remediation of other potential safety issues is crucial. Prioritising buildings with known, significant fire risks as part of a new inspection regime is a logical and ethical approach, reflecting a commitment to preventing future tragedies and ensuring the safety and well-being of residents. However, this should be part of a broader, dynamic strategy that adapts to emerging risks and incorporates lessons learned from inspections and enforcement actions.
