Company report - HSX:CTD - The pivot year Investment thesis: (1) Pioneering of construction green proejct in Vietnam: CTD is a frontrunner in developing green buildings and industrial infrastructure that comply with LEED and LOTUS standards, with 46 projects certified, representing 23% of the national total projects (Data as of Sep 2023). (2) The most beneficiary of new FDI wave in the South of Vietnam: CTD has effectively capitalized on the wave of FDI in Vietnam by timely shifting to industrial infrastructure construction. According to CTD, revenue from FDI clients grew by over 50% in 23A. The industrial infrastructure segment's contribution to total revenue surged to 35% in 2023, a significant increase from 14% in 2022. (3) Gross profit margin expected to bottom out: With the increasing contribution from higher-margin industrial activities, we anticipate CTD's gross profit margin will improve from 3.39% in Q3 2024 to 3.47% in 2024, and gradually reach 3.77% by 2027F. Furthermore, the margin is likely to benefit from CTD's efforts to complete its construction ecosystem. In Q3 2024, company finalized the acquisition of two companies specializing in M&E and aluminum-glass system installations. Valuation & Recommendation: Applying the DCF valuation method, we estimate CTD's fair value at 87,500 VND per share, representing a 21.9% upside potential. Our valuation model excludes real estate operations due to their minor contribution to total revenue and uncertain project timelines and profitability. Risks: (i) Slow recovery of the domestic real estate market: (2) A risk of global downturn could reduce FDI inflows into vietnam; (3) A potential rise in difficult-to-collect receivable.

New investment in industrial parks in Mexico spiked in 2024 October 22, 2024 at 03:25PM https://ift.tt/CqiRkrS https://ift.tt/7FTXRnZ Construction of new industrial parks in Mexico is on the rise, sector leaders noted this week — with the expansion due primarily to nearshoring. Speaking at Monday’s annual Confederation of Industrial Chambers (Concamin) assembly, Jorge Avalos said 93 new industrial parks are being built, bringing the total in Mexico to 460.  At the annual meeting, held this year in Monterrey, panelists spoke about the optimism of Mexican investors in funding new industrial parks to meet nearshoring demands from foreign companies. (Samuel Garcia/Twitter) Avalos, president of the Mexican Association of Private Industrial Parks (AMPIP), said there is great optimism in the sector as demonstrated by the 33% increase in investment. He attributed the growth to the growing nearshoring phenomenon in Mexico. “Never in the 25 years of AMPIP’s existence have we experienced such enthusiasm,” Avalos said. “With US $4 billion in investment this year, we’ve easily surpassed last year’s US $3 billion total.” Even more impressive, added Avalos — cofounder of the Fibra Mty investment fund, which focuses on long-term real estate investment — is that much of the funding is coming from Mexican investors. Among them is Thor Urbana which recently purchased nine industrial parks in the northern state of Coahuila. In addition, there is still considerable optimism from abroad with 80 U.S. investment funds participating in the construction projects, Avalos said. Avalos then shared a conversation he had with Fred Smith, CEO of FedEx, who had asked Avalos how confident he was about investing.  When Avalos told him that his company Fibra Monterrey had invested US $1.5 billion in industrial parks over the past two years, Smith was impressed, Avalos said, remarking that FedEx’s growth rate in the United States was only 3.9%. Vingroup and Techcombank Explore Feasibility Report for Gia Nghia-Chon Thanh Expressway https://ift.tt/xKo06hp Vingroup-Techcombank Consortium to Develop the First Component of the Gia Nghĩa-Chơn Thành Expressway Project Illustration photo According to Official Dispatch No. 4962/UBND-TH, the People’s Committee of Bình Phước Province has assigned the Vingroup-Techcombank Consortium to prepare and finalize the necessary documents for the approval of Component Project 1: Investment in the construction of the Gia Nghĩa-Chơn Thành Expressway in the form of a Public-Private Partnership (PPP). The required documents include the feasibility study report, environmental impact assessment report, and stake-driving report. The People’s Committee has instructed that the feasibility study report must comply with legal regulations and the investment plan approved by the National Assembly in Resolution No. 138/2024/QH15 dated June 28, 2024, and Resolution No. 147/NQ-CP dated September 20, 2024, of the Government. The investor is responsible for completing and submitting the feasibility study report and environmental impact assessment report to the People’s Committee of Bình Phước Province by February 28, 2025. The costs incurred in preparing these documents and related expenses will be determined based on current regulations, and the preliminary total investment for the project will be as per Resolution No. 18/2024/NQ15. The official costs for settlement will be audited and approved by the competent authority as per regulations. The Bình Phước Provincial Project Management Board has been assigned as the focal point for coordinating with departments, branches, units, and localities to exchange information with the Vingroup-Techcombank Consortium during the process of organizing the preparation, appraisal, and approval of the feasibility report for Component Project 1. Previously, on June 28, the National Assembly of the XVth term issued Resolution No. 138/2024/QH15 deciding on the investment policy for the project to invest in the construction of the Gia Nghĩa-Chơn Thành Expressway. The Gia Nghĩa-Chơn Thành Expressway will be approximately 128.8 km long, with an estimated total investment of VND 25,540 billion. The funding sources include VND 10,536.5 billion from the central budget, VND 2,335.5 billion from local budgets, and VND 12,770 billion from investors. The project is divided into five component projects. Component Project 1 (highway construction) will be implemented under the PPP model, with the Bình Phước Provincial People’s Committee as the competent authority. Component Projects 2 and 3 (construction of roads and overpasses in Đắk Nông and Bình Phước) will be carried out as public investment projects, with Đắk Nông and Bình Phước as the managing agencies.
