Over the past few years, Texas Sparks has become adept at managing lands across various counties and cities. Our expertise encompasses county and city procedures, land suitability assessments, financial analysis, and market study analysis for lands. This comprehensive approach is invaluable for both new and seasoned land buyers, providing a thorough understanding of the potential and capabilities of the land they are investing in. Recently, Texas Sparks evaluated a 98-acre project in Waller County for its feasibility. The land presented a significant challenge: there were no nearby sewer lines or facilities, making the property entirely dependent on septic systems. Given this limitation, options such as a regional lift station or other techniques were unfeasible. Additionally, the landowner stipulated that the property should not be subdivided into one-acre single-family lots. Taking these constraints into account, we proposed the development of a rental community, a gas station, and a convenience store to benefit the surrounding area. This vision was also supported by a neighboring market study we conducted. To ensure our concept plan was thorough and addressed all necessary aspects, we engaged a septic engineer. Their expertise was crucial in understanding the requirements for establishing septic systems on the 98-acre property. The discussions were successful, enabling us to design an efficient land use plan that met the owner's requirements while incorporating the land's unique parameters. https://lnkd.in/gCW5fRhF StoryMap-San Fernando Valley Superfund Site (SFV) – Los Angeles County The SFV Remedial Project Management (RPM) team worked with EPA HQ to develop a comprehensive interactive tool that would provide full data transparency to the public and stakeholders on the SFV Site. This includes Site history and current status with access to the depth and breadth of EPA’s science and current conceptual site model (CSM) at the Site - and we wanted to put it at the public’s fingertips. Our goal is to make EPA’s current CSM available to the public with easy searchable, point and click features anyone can use. The SFV Superfund Site is a regional aquifer mega-plume: it is ~fifteen miles on axis, and underlies the Cites of North Hollywood, Burbank, Glendale, and follows the LA River South into Los Angeles; it is less than an hour drive from 10 million residents; and has three Congressional Districts. The contamination plume is within a critical climate change/drought resistant drinking water aquifer source for the local communities. The RPMs developed a six-tab story map that hits on the pillars of the EPA program at the Site including: • Public Outreach – an executive summary on the EPA mission at the Site including community involvement efforts, climate change impacts, how to use StoryMap guide and importantly the EPA RPM and Community Involvement Coordinator contact information. • Site History – with interactive search and point and click features describes how the contamination came to be there in the first place and the historical significance of the aerospace industry in the SFV for our nation. For the large and complex mega-plume - each Area and the Operable Units are described, and the remedial activities are detailed. • EPA’s Superfund Site Response Timeline (my favorite tab) has interactive search and point and click features that describe the 1986 start at the Site and EPA as well as stakeholders’ involvement. Here users can easily learn the Contaminates of Concern (COC), the locations and depth of COCs in the mega-plume. In this tab, EPA provides our full, and current understanding of the Site with full transparency of our science at the fingertips of the public. • Remediation Systems – provides to the public the “how” the Site has been and currently is being cleaned, by describing the SFV remedial operations in place and how they work. Here we provide a description of how the COCs are part of a hydraulic containment remedy, which includes pump and treat, and the Site effluent water is provided as clean water to the Cities of Burbank, Glendale, and Los Angeles. Approximately 12,000 gpm (365/24/7) are currently remediated at multiply treatment plants with more treatment coming online. • Superfund Overview – here we provide users with the full understanding of the Program by using and linking to already existing EPA resources and search links.
