Did you know that the main reason tourists visit #Croatia is the sea? Sea ranks #1 with 83%, far above all other motives. This should come as no wonder, seeing 97% beaches have excellent sea quality. Despite more than 1,000 beaches, the country has a lack of #hotels as private short term rentals (apartments and villas) predominate the tourist accommodation supply. The hotel in the picture is Hotel Bellevue 5* in Dubrovnik, part of Adriatic Luxury Hotels, leading hotel chain. Hotels in such attractive locations rarely come to the market, most often through M&As of entire companies. Hotel chain transactions on average happen once a year in Croatia and this usually leads to bidding wars between many interested international and domestic investors. Hotel operators are also waiting for the expansion or market entry opportunites as domestic hotel chains prefer their own brands. #Developments of greenfield or brownfield sites, although lengthy, present a good route for investors interested in HTL sector of Croatia.

Where NOT to go to experience what Cuba is all about 👇 There is so much more to Cuba than just Havana, photo ops, and all-inclusive resorts! ➡️ If you want to experience the real Cuba, have authentic food, hang out with the locals and get a good feel for the country, these are some of the places we recommend you avoid: ❌ Varadero It is absolutely beautiful but it’s 20km of hotels and crowded beaches. Think of it as the Cancun of Cuba. ❌ Cayo Coco It is very easy to get to and so it has become a very popular spot. The island has been developed for tourists so you’ll find a lot of all-inclusive hotels there and plenty of amenities. Again, it’s beautiful but you’ll struggle to find the soul of Cuba there. ❌ Holguin There are still parts around Holguin that we would recommend going to but it is one of the most popular destinations outside of Havana like with Cayo Coco, where you’ll find a large amount of all-inclusive resorts. AMSTERDAM BANNED NEW HOTEL DEVELOPMENTS Amsterdam will no longer be issuing permits for new hotels. Except for a ‘new-for-old arrangement’ in which a new hotel may only be built if a hotel elsewhere closes and the number beds does not increase. The replacement hotel must be “qualitatively” better, such as more sustainable, and be at least 4 stars under the European Hotel Classification system. Amsterdam has over 470 hotels and 49,000 rooms. In 2023, Amsterdam recorded 20,665,000 hotel night stays. The aim of the hotel-cap policy is to limit annual overnight stays in Amsterdam to 20 million. #Amsterdam ranked 5th globally in terms of international traveller spending with $13.6 billion in 2022. This year, the city raised its tourist tax from 7% to 12.5%. Why am I not surprised by the recent success of Adelaide's hotel industry? With now record levels of hotel occupancies among the highest levels of hotel occupancies in Australia. The International Hoteliers Conference, held in Adelaide for the third year in a row, was a hit, and over 1,000 international hoteliers are returning next year. It seems they can't get enough of Adelaide's charm. Over the last 18 months, Adelaide's Hotels have achieved the highest hotel occupancies in Australia, reaching 90% and beyond. Adelaide has emerged as a solid national tourism destination, attracting visitors from all over. Despite Adelaide's new 5-star International Hotel, the Sofitel, being recently sold at a record $600,000+ per key, https://lnkd.in/d5rF3Gd5 Interestingly, the new Sofitel is not in a prime location compared to the latest 5-star Marriott International Hotel, which will open soon in the prestigious Victoria Square.
