Property Focus ‼️ As one of three property developers that created Black Dog Property Development in 2021, the hard work never stops as we seek to maintain and grow our business. Hours of work that is mostly conducted during evenings and weekends, alongside our other commitments. We have delivered multiple, successful residential projects to-date, now housing 10 tenants in total within high-quality, modernised accommodation. We have also delighted when working with valued investors during this time, recycling over £150,000 of capital (plus interest paid) along the way. I am excited to share that after a period of intense planning and upskilling, we will progress firmly ahead with our business in 2025, and with a revised, commercial strategy in mind. Building on our recent successes during multiple residential to HMO conversions in Carlisle, we intend to follow a similar process when creating functional, welcoming and practical spaces for small to medium business enterprises. We will primarily make use of vacant or partially let commercial properties for this, and will also consider land opportunities with clear strategies in mind for them also. DWS Group has purchased a private apartment scheme in Killiney, Dublin, from Irish developer Park Developments for almost €97.5m in an off-market transaction. 

🏆 Galliford Try Tops Monthly Contracts League The company's major win was the £135m Wigan Galleries town centre redevelopment project. It also secured the second phase of the Dolphin Square Restoration Project in central London, a large 1930s-built residential complex in Pimlico. Developer/contractor S1 Developments ranked second, with a significant residential project to deliver the southern expansion of Edinburgh Park in the Scottish capital for developer Parabola. In the 12-month rolling league of work won, Morgan Sindall continues to lead the chasing pack. However, second-placed Kier is closing in as the two contractors battle to be crowned the winner for 2024. According to data compiled by Barbour ABI, the value of projects secured by the leading 50 contractors fell sharply in November to £2.1bn, down from £3.4bn in October and £4.4bn in September. #Construction

As we approach our 15th birthday, it’s always rewarding to look back on the early deals that set us on the path to success. Our first ever deal centred around a substantial detached Edwardian property called CUC House in Pease Pottage. It was lying empty and in dire need of renovation. Recognising its potential, our founder Tim Searl reached out to clients from his previous roles in the land sector to understand their site requirements. Tim learned that a former colleague was already involved with CUC House and, with a keen eye for opportunity, he seized the chance to facilitate the acquisition, believing it could fulfil the needs of one of his clients. On January 4, 2010, Mid Sussex District Council granted planning consent to revert the main house to residential use, alongside approvals for the demolition of the rear addition and the construction of seven new houses in the grounds. But the real turning point for this site came two months later. Hillreed Homes, represented by Tim, submitted an unconditional offer for the property which allowed them to purchase the site with planning permission in hand. Instead of proceeding with the initial plan to convert the main house and build seven new homes, Hillreed submitted a revised application to demolish the existing house and replace it with six new homes. This strategic pivot meant the overall project would now include 13 new homes, significantly increasing the profit margin. The speed at which this project progressed was remarkable. Within just four months, the initial planning was granted, and by the end of the year, the new application for 13 homes was approved. CUC House remains a cherished memory for our team, symbolising the beginning of our journey. Not only did it serve as our first project, but it also marked the moment Tim hired his first employee, Dan Acutt, who now serves as our Director of Operations.
