We’ve exchanged contracts with Vistry Group working together to regenerate the former City Hospital site in Birmingham. This project will deliver 750 new homes - a mix of rental, private and 35% affordable housing along with the creation of up to 8,000 square foot of commercial and community space. Vistry Group have now exchanged contracts with Homes England to deliver 750 new homes on the site of the former City Hospital on Dudley Road in Birmingham. This transformative regeneration project will blend affordable, private, and rental homes to meet the city's growing housing demand.   The development will preserve the historic infirmary frontage by converting it into apartments, while also creating up to 8,000 sq ft of commercial and community space. With 35% of the homes designated as affordable, the project aims to provide more people with access to quality housing in a sustainable and vibrant community. Additionally, the plan includes significant improvements to local infrastructure, along with new public spaces and a park for future residents.   Phil McHugh, Managing Director of Vistry North West Midlands said: “This major regeneration scheme will transform a challenging brownfield site into 750 high-quality, mixed tenure homes and new commercial uses, bringing valuable investment to the city.”   This project is a key part of ongoing efforts to regenerate Birmingham and provide high-quality, affordable housing for the community.

The Secondary Plan for Richmond Hill Centre plays a crucial role in shaping the future of this dynamic downtown and transit hub. Strategically located at Yonge Street and Highway 7, it aims to support growth through intensification and transit-oriented development, meeting regional and provincial density targets. The plan fosters a mix of residential and commercial spaces with a focus on pedestrian-friendly streetscapes and public areas, enhancing community integration and improving transit connectivity. However, the implementation of this vision poses some challenges. Rapid intensification may strain local infrastructure and services, especially if the balance between residential and commercial development is not carefully managed. The plan relies heavily on successful infrastructure investment and private sector involvement, making it vital to preserve community identity amid this growth. Moreover, addressing affordable housing and avoiding displacement will be key to ensuring that all residents can benefit from the area's development without losing the diversity and vibrancy that make it unique. We are delighted to announce that work is due to commence on a development of much-need affordable homes in Peebles, on behalf of Eildon Housing Association. Tweedbridge Court, which has been renamed locally as Caledonian Court to reflect the area’s rich railway history, is a new sustainable and energy efficient initiative which will include 22 newly built apartments featuring a mix of 14 three-bedroom lower colony homes and eight two-bedroom upper colony homes. We will be delivering the project, which has been designed to fit in seamlessly to the surrounding community, to replace the long derelict site which was also previously used for housing. Our Managing Director, Gary McGregor, said: “It is great to be starting work on this modern, energy efficient development following the confirmation of vital funding to enable works to move forward. “Caledonian Court sits on a prime location within Peebles, where the affordable housing provision needs to be increased, so we are proud to play our part in bringing these plans to fruition and breathing new life into this area of the town. “This is our first project with Eildon Housing Association, so we look forward to building a strong working relationship with them and progressing with the development over the coming months.” Neil Wilson-Prior, Eildon’s Director of Property Assets said ‘We are keen to get started with this project and help to address the housing emergency that has been declared in the Borders and across Scotland. “This development is a fantastic opportunity to also bring many benefits to Peebles including our support of local initiatives, and we’re already working with Cycling without Age whose volunteers offer a fantastic service in the town. A bit late to the announcement on 8th October, but its too good not to share the news of a new Strategic Place Partnership (SPP) in Liverpool (close to my second home in Chester). The SPP model, now active in Liverpool City Region, joins other SPPs in West Yorkshire and South Essex, bringing a powerful framework for regions aiming to accelerate housing growth and regeneration. An SPP is a collaborative agreement that allows Homes England to work closely with ambitious areas to unlock development, improve infrastructure, and enable community growth. For Liverpool, this means working with the Liverpool City Region Combined Authority to fast-track transformative projects like the regeneration of Liverpool Docks. SPPs establish a shared commitment to developing housing and placemaking strategies in the region, formalised through a Memorandum of Understanding, governance structure, and an actionable delivery plan that sets out shared priorities and accountabilities. Through this SPP, Homes England is committing £29 million to support the Birkenhead regeneration project, Hind Street Urban Garden Village. This funding will pave the way for 1,500 homes, commercial space, a park, and active travel routes, with initiatives to revive historic areas, like the Dock Branch railway line, transforming it into a green “linear” park. Liverpool’s SPP represents a significant investment in regenerating the city and surrounding areas, in line with government priorities and strengthening the collaboration between Homes England and Liverpool City Region Combined Authority.
