Phrase of the day: COVERED LAND PLAY. When AQS lent on this assisted living facility during the depths of the 2022 "Recession That Wasn't,"™ this property was just an older vintage cashflowing assisted living facility on one of Austin's main roads. In the two years since, two new luxury mixed use developments have been built across the street with a 3rd under construction. In a covered land play, the property has a "higher and better use" than the one it currently has. Here, the 2022 appraised amount of $9mm as an assisted living facility is out of sync with the new market value as a multi-story mixed-use development. Hence the "land play" portion of the term. More importantly though, as an investor, your costs are "covered" with the cash flow of the property, allowing you to sit back while accumulating capital appreciation.

We have teamed up with Richard Hulbert from Trappco Ltd to provide an app for office and site staff to use to help digitalise our workflow. Before Trappco, all of our site teams administrative tasks were done on paper and were distributed through the office for various reasons. This was a drawn-out process and took a long time for all the paperwork to be processed. Now, our site team can complete daily timesheets, fill out holiday requests, and view messages all through the app, making long-winded admin tasks more streamlined for our office staff.
