📣 Tenements through the ages: the modern era and present day 📣 For our final Tenements through the ages series, we’re bringing it right up to the present day. In Scotland, the word ‘tenement’ is legally defined as a building or part of a building with two or more related flats divided horizontally and designed to be in separate ownership. 🏢 While many associate ‘tenement’ with the traditional sandstone buildings found in cities like Edinburgh and Glasgow, modern flatted properties are also classed as tenements. Whilst new tenements are being built across Scotland, often in the form of low-rise and high-rise buildings, there’s also a push in this modern era to repair and retrofit traditional tenements that are no longer seen as obsolete. 🌍 There’s increased recognition that bringing these buildings up to modern energy efficiency standards is crucial, given the significantly increased carbon output of demolition and rebuilding. So, while new construction continues to evolve, we’ve also come full circle and back to where we started, with a focus on preserving pre-1919 tenements and ensuring tenements of all kinds can provide safe and warm homes for generations to come. 😊 Do you live in a modern tenement? Did you know Alliance and South Dallas have seen more industrial space added since 2020 than most other metropolitan areas have in the last decade? This record-shattering construction cycle in DFW’s outfield might be coming to a close, as recent figures suggest developers are beginning to look inwards once again as price differences erode. Outfield activity peaked in early 2023, consisting of nearly 83% of all ongoing industrial construction at the time. Since then, the spread has been shrinking as developers move forward with plans to bring new space to key infield locations like D/FW Airport or the Eastern Lonestar Turnpike. Newly christened projects, like the Shady Grove Logistics Crossing in Grand Prairie, show an appetite for new infield industrial space returning to the market. It's always felt good to be in an aesthetically-pleasing mass timber building, and as building codes change, architects and engineers are seeking to expand the use of mass timber to enjoy all of its benefits. BNBuilders has started the rehabilitation and expansion of the iconic Joel M. Pritchard Building on Washington State Capitol Campus. We sympathize with Bears fans everywhere who have endured a challenging season, but one of the key things our structural engineers have been focused on is Soldier Field. With its storied history as the NFL’s oldest and smallest stadium, and as the first to achieve LEED certification, it holds a special place in Chicago and football history. The question of whether the Chicago Bears will remain in Chicago or move to the suburbs has been a hot topic across Illinois this season. One critical consideration is the potential for adaptive reuse of Soldier Field—a complex task given its historic colonnades, exterior memorials, and deep cultural significance. Our structural engineers have been toying with the idea of “what if,” using their creativity and tools to explore possibilities for a modern redesign of Soldier Field. They have imagined how an underground parking structure could be carefully placed below the field and maintain the stadium’s historic elements, such as the colonnades and exterior memorials.
