Site conditions in a construction project (also called latent conditions) are generally taken to be conditions that could not reasonably have been foreseen during the tender process and/or prior to the commencement of construction. They may be on the site itself, beneath it or adjacent to it. Encountering a project site which is “materially different” from what was expected can add significant cost and time to the project.
