According to the latest from Property Week, office space uptake in the Greater London and South East region has seen a 38% increase compared to last year, with 756,000 sq ft let in Q3 alone - an impressive 10% jump from Q2. This growth reflects a return of confidence as occupiers define clearer working policies and seek high-quality, Grade-A spaces, which account for 80% of take-up. Last year was a big one for Manchester’s workspace market. We saw major businesses relocating to the city and others expanding, showing just how attractive Manchester has become for ambitious companies. Office take-up hit impressive levels, with sectors like banking and finance driving much of the demand. Grade A spaces were particularly sought after, and with these in short supply, we started seeing rents climb for premium spaces. Looking ahead, 2025 is set to continue this momentum. Businesses are still keen on top-quality spaces in central locations, and with supply tight, we’re likely to see even more growth in this area. "To the east, my brother, to the east" (a little X Clan reference there for my hip-hop heads) London’s Square Mile registered its highest proportion of office take-up in the capital in three years during the start of 2024, as occupiers look to the east for their new homes. The City of London captured 55% of the total space leased during Q1, the submarket’s highest quarterly share in three years, according to a new report from occupier-focused agency Devono. “This highlights the continuation of the flight eastwards that we have noted previously among occupiers, especially considering that only 21% of the space taken in central London this quarter was in the West End, its lowest quarterly share since Q4 2016,” said the team at Devono. The shift east was further proven by a 93% quarter-on-quarter lift in Docklands. “The market continues to look to reposition itself in the wake of news that key tenants will be leaving the Wharf over the coming years, and such repositioning and cost-effective rents could well draw in more businesses,” the agency said. It’s been a great first half of 2024 for our UK property business, with demand for high quality workspaces and the successful launch of our flexible office portfolio driving office occupancy to a post-pandemic high of 99%.   Retail and Leisure leasing has also thrived, with 64 leases signed across all sectors, 60% can be attributed to the sector. Robust performance across all sectors has brought our overall portfolio vacancy to 97%, covering 127,000 sq. ft.   We're planning to invest £1.4 billion in London over the next 10 years, including a £90 million commitment to retrofit, ensuring our spaces are both sustainable and cost-effective.
