Following the success of their Archibald development in Gosford ALAND have announced that they have acquired the Frogys site in Mann Street, Gosford and will build a cluster of 3 oval-shaped glass towers comprising 506 apartments on the 9,530 sqm site – an investment in Gosford of $600 million. The residential component of Amalfi by ALAND sits atop a commercial podium that will contain a supermarket, a café and a destination restaurant. Each of the towers will feature a stunning residents-only rooftop swimming pool. ALAND CEO George Tadrosse said 99% of the 327 apartments at Archibald by ALAND are already sold. “The response to our Archibald development from the Gosford community has been quite overwhelming,” he said. August is National Water Quality Month. Last year, Time shared this story of the massive cleanup efforts Paris undertook to clean the Seine in time for this year's Olympic swimming events. While progress was made, events were delayed due to high levels of bacteria. When swimmers finally did take to the water, the water they swam in still contained bacteria levels higher than what is considered safe in other parts of the world. Clean water: fishable, swimmable for everyone in perpetuity. That is part of the United States Clean Water Act. However, Water Quality is a global issue. 🏊♂️ Why is the swimming pool getting smaller? 1. Land Resource Scarcity: With the acceleration of urbanization, especially in underdeveloped and densely populated areas, land resources have become increasingly valuable. The rising cost of land makes the construction of large pools increasingly impractical, particularly in newly developed areas of city centers or residential neighborhoods. As a result, reducing the size of pools has become a necessary choice. To save space and improve land utilization efficiency, both private and public pool areas are continually shrinking. 2. Urbanization and Population Density: In many cities, especially highly developed ones like London and Paris, the demand for residential and commercial space is rapidly increasing. In these areas, traditional "large swimming pools" are often replaced with more compact, smaller pools to accommodate the scarcity of land. 3. Environmental and Water Resource Protection: As environmental awareness grows, especially in areas facing water scarcity, more measures are being taken to reduce water consumption and promote sustainable resource use. Smaller pool sizes help reduce water wastage, leading to more compact pool designs that optimize water use efficiency. A key message here is captured in the byline: "..travelling between rural towns is not accessible for low-income families without a car." Not being able to get to a pool is one thing, but how about not being able to get to groceries? As lower tier municipalities like the Municipality of South Huron update their official plans, strong consideration needs to be given to ensuring any new development in rural villages includes amenities that support complete and walkable communities - or shift that new development to centers that have those amenities. Location of the property by the sea: beach vs inland 1) the price and yield of real estate a few kilometers from the sea inland is often significantly higher than for expensive real estate near the beach 2) the offer, quality and area of real estate in more remote locations is often better than for the same price those by the sea 4) the advantage is less competition in a given micro-location and thus the possibility of higher occupancy and competitive prices per night than in a location by the sea 4) excellent marketing, interesting design of the property and its facilities such as a swimming pool, garden, etc. are essential for real estate inland, which are factors that differentiate the property from the competition and motivate people to travel a few kilometers further Not location, but micro-location is essential :)
