"If the water is still, it can be contaminated. As long as we keep moving, we'll go around just fine," says Raghav Arora, our RSM head. Raghav is a half CA but the backbone of CityBond’s sales team. Before diving into the CityBond family, he was navigating the world as a half-CA, working in sales for various companies. However, after some serious work-life balance and health alarms, destiny knocked in the form of an acquaintance from CityBond. In June 2017, he joined as a sales coordinator, initially not completely immersed in the role due to factors like the absence of an incentive culture and a credit-based system. However, by October's end, he realized that he craved more from my job. Seeking a change, he approached management, and voila, a marketing role was offered to him. The journey took flight in February 2018, marked by our presence at media expos across multiple cities. In 2019, an internal reshuffle led to the launch of a special ACP product targeting architects. Eager to delve into hard-core sales, he approached management once again, expressing his desire to exclusively sell this product. From September 10, 2019, he embarked on his ACTUAL sales journey right here at CityBond. Fast forward, to the unforeseen hit - 2020 and the pandemic. July brought a revival, and with it, our team grew from 2 to 12 members, standing strong against the odds. Targets were upgraded exponentially, signifying our resilience. When asked what keeps me rooted at CityBond, he says, “It's the close-knit management, the absence of hierarchy, and a culture where idea-sharing is not just encouraged but celebrated. Unlike other ACP companies with monopolistic teams, our educated MDs, who are CAs, bring a wealth of knowledge that reflects in our work.” In the words of wisdom that resonate with my CityBond journey: "If the water is still, it can be contaminated. As long as we keep moving, we'll go around just fine." Movement is the key to life, and in my 7 years here, this fundamental belief has been my guiding light. Focusing on urban core still. -Pizzuti growing their Pizzuti Solutions group while interest rates stabilize. Ability to pencil “almost” has been industrial and tier 1 suburbs for MF. -National average retail vacancy is 4%- Nashville is 2%. We still need more retail space. -Flex Co-working demand is high. 43% of companies they’ve interviewed said they would accommodate real estate growth needs through shared work-space. -“Flight to quality” demand is still driving arms race in amenities. Seeing trends: location/parking accessibility; “home-like” technology in hotel rooms; site specific artwork; eliminating some co-working. -Regional lenders are heavily long-term relationship driven with familiar clients/partners. “If you have it, you should do it” so that you can deliver high-demand competitive product in a couple years. -Noble focusing on “speed to close (40 days)” for the seller to “take some of their chips off the table” and less on creative location since options are minimal. Keeping with the theme of an extremely busy week on the road, yesterday I was in Gloucester with Magna Housing Ltd colleagues and peers from Magenta Living, Wolverhampton Homes, and Tai Calon Community Housing Limited for the third in a series of customer focussed workshops. This follows on from an extremely important piece of psychographic segmentation work that my team commissioned with Naomi Sweeting at Grand Union Housing Group to conduct on our behalf, allowing us to view the Magna customer base through a completely new lense and at a STRATEGIC LEVEL. We will be using this insight to plug into our upcoming service design programme. Reflecting on my move back into housing from my managing partner role with a UK digital agency just over a year ago, I can’t emphasise enough how important this type of segmentation is for the housing industry. The work Naomi and Grand Union are doing to introduce it to the industry (we’re one of around 12 organisations involved in this so far) is extremely important, and will hopefully drive housing associations forwards with vastly improved customer insight and better representation of customers, which can ultimately be used to design services that MEET customers needs. The top 3 places best placed to experience rental growth are: Reading, Bristol, and Milton Keynes, according to new data from PriceHubble. Reading has recently benefited from the opening of the Elizabeth Line (Crossrail), drawing in a new demographic of renter and also is well place for the M4 tech corridor. The ranking is based on the Dataloft City Model which draws on economic and housing market data to assess the outlook for rental growth in the UK’s largest 60 towns and cities.
