Part 2 - Planning drama. Still waiting to hear back from the planners, but on inspection, the project looks great and is in line with the approved drawings. This was a proposal for the rear extension and loft conversion of a bungalow with a new roof ridge height to allow for a good, useable space within the roof. As you can see from the plans, this is a decent space that will fit two ensuite bedrooms, both with large windows. We are suspecting that one of the neighbours at the rear of the property has complained about the build - but no objections were made during the consultation period and everything seems to be in order on site. APPROVED PROJECT UPDATE. Part two on the new series of Project updates, we will continue to give me the headlines in the heads up on approve projects that we have successfully applied to complete. These posts are designed to give you an insight into some of the types of projects that we get involved in. To find out more visit our website www.keystonead.co.uk Not every project that we undertake has all the elements of a sustainable build, but whenever we are able, we include sustainability as a core focus in every project. In this smaller project, we use sustainable construction materials and improve the building thermal efficiency. This project is based in Cheltenham and involves the demolition of existing garage, construction of a single storey wraparound extension and roof alterations to provide a loft conversion with dormer to rear. The property is a semidetached bungalow that is cited in a relatively large plot away from the main road. We will improve the thermal performance of the building by installing external wall insulation to the existing walls, as well as building a thermally efficient extension. In doing so, Kurt is honoring ancient tradition from the Egypt and Greek civilizations, which were designed and built by “master builders.” The ancient Greeks gave the master builder the name “architekton” and later the Romans derived the Latin name “architectus,” which is the origin of the English word “architect.” Both words literally mean “master builder,” which signified the person responsible for design and construction. Today, Kurt personifies both the modern architect and its origin, the master builder. Honoring this authentic meaning of “architect,” Kurt is revitalizing the master builder way – essentially that one person is responsible for designing and building a home. This is the craft that he brings to his work on mid-century and modern custom luxury homes around Brentwood, Los Angeles, especially on the Westside. All under the roof of architect and builder, his Los Angeles-based firm Kurt Krueger Architects, Inc., specializes in contemporary architecture, modern green architecture, and historic renovation and restoration. His contemporary designs maximize light and space, blurring the boundaries between the inside and out. When creating green spaces, Kurt considers the orientation of the building – how it faces the sun for natural daylight, opens to breezes for natural ventilation and shelters occupants from harsher elements. Someone wants a building plan for a four bedroom storey, and there’s a person asking them to download the plan on the internet, because architects will charge for something which is free on the internet. MY QUESTION: 1. Is an architect not supposed to charge for building plans ? 2. Do you know the difference between a building plan, floor/foundation plan, and a model? 3. Do you know what goes into developing a building plan ? 4. If building plans abound on the internet, why must architects spend sleepless nights drafting one for you instead of downloading same on the internet? 5. Do you think Building plans are used for buildings only ? So, If I designed a three bedroom plan for a certain rich man using high end materials cum premium finishing, will you carry the same plan and run with it when your Economic and environmental situations are different from that of the rich man? You’ve not thought of land orientation, topography, climate features, project cost, availability of materials etc? Anyways, it seems we’ve a lot of education to do.

Update from a project in Dore, Sheffield that's under construction. Around 10 years ago the client had refurbishment works aiming to create a sustainable and accessible home. But the quality of the construction was poor and there were areas that were problems. The house was still very draughty, with the internal doors rattling when it was windy. The underfloor heating was noisy and the wet room areas had leaks and were causing problems. Also the front entrance didn't work well. The porch was badly designed and the doors were a constant issue. So we're transforming the house by designing a dramatic double-height front entrance with a more logical connection to the house. A new terrace at the rear, with external shading to keep the house cool in the summer. Also improvements to the airtightness to the ground floor to achieve the warm and comfortable home the client wanted.
