Completion of Construction contract/Practical completion: Completion of the works is said to be when the works are practically complete. This is the point at which the architect considers that the works are complete, sufficient for the client to take possession as use the building, although it may be that there are still some minor defects of works to complete. It is the point at which the works can be used safely by the employer for the purposes for which they were designed.

The specification is an important part of the contract documentation, it lays down the quality and types of materials that must be priced for and used by the contractor, as well as setting out the standards of workmanship that are expected from him. It is also a vital point of reference for a number of members of the design team during both pre- and post-contract stages.
