Adam Neumann had an exciting vision for a place to work that felt full of community and incredibly social. The change that WeWork has sparked has been incredibly impactful on ways we work but more on the normalising of flexible office contracts. The dreams of a friendly space where everyone knows your name have been slightly overblown. If WeCrashed accurately portrays the early days of WeWork, it sure did seem a riot but with the correction of more sensible management, that has been shown to be unsustainable. In fact, what most people want is not a crazy party every night of the week but just an easy way to connect with new people in their space. Just a few people with similar interests, working on similar projects to grab lunch or a post-work drink with. Well, wait no longer! We are launching mutuals in coworking spaces with Bonded Warehouse as our first space and more coming soon. Once you sign up, you just tell us when you plan to be in the office and we sort the rest. You no longer have to eat your lunch alone or head straight home when the sun is shining bright, perfect beer garden weather! What space should we come to next?

Continuing on my comparison of commercial real estate to the music industry… Commercial real estate needs to unbundle and rebundle itself. The traditional long term lease + static unserviced space needs complimentary product offerings that match the needs of users. Business cycles happens much faster today which means companies need more flexibility across the size, location and type of space needed. Sometimes businesses need a dedicated space that has everything - desks for focus work, lounge / social space for culture development and informal interaction, meetings rooms and collaboration space, etc. Sometimes businesses only need one or two of these things and may only need it 1-2 days per week. Or every day of the week for 3 months straight. The use cases in which people could create their own spaces packages are endless. 🤔 "Can we install a shampoo bowl in a WeWork team office in Berlin?" ...asks a client. We did not know the answer so we tried to find out 👇 A couple of weeks back a unique request from a client sparked our journey into the world of coworking space customization. 🚿 When tasked with finding a team room suited for a hardware testing procedure that involves washing a substance from participants' hair, we embarked on an exploratory mission. The challenge? Which Berlin space would be open to such a request. Our findings were eye-opening. 🕵️♂️ While we initially thought it was impossible the flexibility in coworking spaces surprised us. Despite the industry's preference for modularity and simplicity, we discovered a willingness to adapt spaces to member needs, beyond our expectations. Key takeaways included: - Prime locations often mean less flexibility for customization. - Well-known brands may be less inclined to accommodate niche customer requests. - A longer lease commitment increases the likelihood of spaces meeting specific needs. An epiphany struck me: The vast array of unique amenities and features within coworking spaces is surprisingly unknown, sometimes even to the sales teams themselves do not know wether there is a shower in the floor or not.
