Know when to hold 'em and know when to fold 'em. Our hand at short-term rentals... We did in-depth market research, built financial models, talked to local pros, etc. before investing. After 9-12 months, it was clear the market was more saturated than anticipated, the management was more intensive than expected, and the financial returns were mediocre. So, we knew when to fold 'em — sold the properties (luckily at a small profit) and exited the short-term rental business. Now, back to focusing our real estate investment efforts into what we know best: boring little warehouses, medical buildings, and houses.
