Willy - great responses to the CNBC questions. And I agree that the banks have averted a crisis in commercial lending; however, plenty of other brewing challenges are ahead for most Americans. The yield curve is still inverted - bad news for most of the non-public developers/owners for the next 18 months. This will be a challenge for a substantial number of owners and their permanent lenders (CMBS and Agencies). Multifamily owners are facing unprecedented higher costs including insurance, property taxes, and labor. These costs will be passed along to tenants. However, a popular theme is that corporate greed is the problem and not the unprecedented inflation over the past three years. The Biden/Harris/Walz proposal to limit rent increases to 5% per annum will have unintended consequences. Class A- and B properties will not be improved, which will lead to a tsunami of sub-standard Class C properties. Affordable maybe, but unlivable. Check out New York and Chicago. Perversely, the affordable market has been propped up by 15 million new non-residents who are seeking shelter. The supply/demand curve for affordable housing has been rocked by this unprecedented demand. Rents are still rising despite significant supply increases. Not a great scenario when wage increases are significantly less than rent increases. And the $25,000 new homeowner credit will not be equitable. Renters who cannot qualify will be left behind -only new homeowners will qualify. What about all the buyers who just bought a home and did not receive this graft? This is akin to the college debt relief program - the students who worked hard to pay off the debt will be disenfranchised. IMHO, 2025 will strain consumers' wallets, particularly the majority of Americans who cannot/shouldn't pay more than 30% of their income on rent.

The Savannah Bananas just Sold Out Fenway Park. As a kid I had the dream of playing for the Red Sox at Fenway but could have never imagined our small town team from Savannah could accomplish something like this. From selling only a handful of tickets in our first few months to now selling out one of the most iconic venues in sports is beyond special. I'm so proud of our organization for making this happen. I will never stop dreaming big, but it's all of my amazing teammates and Banana Nation who made this happen. This is just the start and we are still in the first inning. But June 8th will be a day I will never forget.

I can't express strongly enough how important Jesse Cole's mantra of Fans First should be incorporated in how we interact with donors and how admissions should interact with prospective students and families in the private educational sector. You may have the best glossy brochures or produced videos, but they all fall short on the personal interactions you have with your donors and families. These interactions are game changers. They are the difference between getting a gift or having a student enroll in your school. The student ambassador who connects with a child during a visit to campus or taking the time to have coffee with a new parent and sharing personally the incredible impact giving has on your school - moves mountains. If you haven't taken a moment to check out Fans First or check out the Savanah Bananas - you should make it your summer reading. It's a game changer.

Fenway Park was the biggest challenge we've ever had as an organization. Before the game, we had our Fans First chat with over 200 plus employees, players and cast members and I shared with the team how we could be our best in the moment. From Day 1, I've always believed in focusing on the fans first. But when facing real adversity, we often need more than just that mindset as our north star. We need to know how to put the fan first. What I've learned is that the greatest performers know how to slow things down. When things speed up, they can focus even better on what's in front of them in that moment. I shared how while we would have the most eyes on us we've ever had, it was the eyes right in front of us that mattered most. My goal was for everyone to take the extra time with fans, embrace the moments and truly be present. If we did that and focused on one fan at a time, everything else would take care of itself. After the game, I was truly proud of everyone on our team. I heard countless fans first stories and moments shared by our group and by fans all over social media. With every challenge, we get better and learn more. But who we are, what we stand for and the heart of this organization will never change.

The power of great marketing 💪
My wife and I left home yesterday afternoon and began the long drive to Indiana to visit one of our daughters. I had made a hotel reservation at the half-way point, which happened to be Sevierville, TN. As we got closer to the exit for our hotel, I saw numerous signs for a Buc-ee's, Ltd. that just so happened to be located off the same exit. I had never been to one before but I'd heard the stories, none of which was more compelling than my son describing the massive store in Texas he had stopped at with some college football buddies. Naturally I had to pull in, take the picture below, and gas up there! Little did I know that it is the World's Largest Buc-ee's in operation, and boasts these eye-popping stats: 1. 74,707 square feet 2. 120 gas pumps 3. 250-foot long car wash 4. 350 employees Why did I choose to write about visiting a Buc-ee's, Ltd. you might ask? It is an excellent example of the power that great marketing of a niche product can have. Almost as important, the product - both the outside and inside of the store - lived up to the hype! Market yourself & live up to your own hype.
