Comment "I want it!" and share, to get your own editable version with complete formulas! Inputs, Group A... (Group B coming soon!) Acquisition Price: Enter the price you want to buy the property for. This is a reference point for your lender/partner/etc., so that they can compare against the math. SqFt: Livable square footage of the subject property. This is input by you and will be used to calculate other values in the sheet. Rehab/SqFt: This input is a rough estimate of rehab costs, which vary between $25-$125/SqFt depending on the rehab. This will be used to calculate other values in the sheet. Monthly Rents: This input is either the current or market rents, just be sure you know which. This will be used to calculate other values in the sheet. ARV SqFt: This input is the SOLD ARV price per square foot of comparable properties. This will be used to calculate other values in the sheet.
