A few weeks ago we did a No-Cost sample project for a new commercial roofing company. We do this for a couple reasons: 1. The outsourced takeoff industry is full of Spammers that have caused a lot of distrust in the value of the service we provide. We believe in the quality and value of our team that we will give one away "on the house." 2. 9 out 10 sample jobs that we do turn into clients. So we know if companies actually try us, they tend to hire us. But we are limited on how many No-Cost sample jobs we can fit into our workflow. One of the most common oversights involves underestimating the scope of demolition required, especially regarding walls. A plan might specify removing 1.8m of a 3.0m wall. However, this can be misleading, particularly with older houses. The real challenge lies not in the measurements specified in the plans but in understanding the quality and condition of the structure itself. This isn't just about following a plan. It's about reading between the lines and acknowledging that the quality of the house dictates the true extent of demolition needed. Next time you hire an estimator, ask this question! ◼️ Small Projects —> Great Relationships ◼️ Yesterday I was out at the job site of a smaller concrete repair we were doing for a new customer here in DFW. It wasn’t a huge project but it was something that they needed us to move on quickly due to a severe failure. They wanted it done right, completed in a safe manner, and not have to think about that issue after hiring us. A lot of people tend to not want to handle smaller projects like this but we look at it as a unique opportunity to show new and future customers the type of contractor we are. We strive as a company to be set apart and lead the way in every aspect of our business, whether we are on a large project or smaller repair. Flipping houses can be extremely lucrative, but managing contractors can turn a dream project into a demolition derby. Don't let your fixer-upper become a fixer-downer (how corny on scale 1-10?). Here are my top 7 tips for managing contractors: 1. Hire Right: References, reviews, and insurance are MUST-HAVES. ️ Match their skills to your needs, so don't hire a plumber for drywall! 2. Get quotes in writing: Compare apples to apples and make sure you're not getting robbed by a massive mark up. 3. Communicate Clearly: Scope & expectations in detail are important. Leave nothing to guesswork. 4. Regular check-ins and updates: Stay informed and proactive about your project. Be responsive and accessible because delays cost $$$$ 5. Detailed timeline and budget: Track progress and prevent overspending. ️The best thing a flipper can do is know their numbers AND stick to them. 6. Document everything: Photos, contracts, change orders - protect yourself! 7. Treat contractors with respect: Teamwork makes the dream work! It's not "you vs. them," it's "we vs. the deadline." Based at head office in Victoria, Julian’s expertise and enthusiasm have quickly made him an invaluable member of our team. We asked Julian a couple of questions about himself and here’s what he had to say: Why did you choose a career in construction? "When assessing careers, I wanted a constant challenge in a fast-paced environment where you are always learning and improving. I found construction fits this perfectly, as every project has its own unique challenges and construction methodology. You are constantly exposed to new systems, methods, and challenges to overcome." What do you love about your job at Balmain & Co? "The scope and complexity of projects we look at—from high-end luxury apartments to heritage retention works—no two projects are the same. You are always on your toes and learning more about construction." What is the most valuable career advice you've received so far? "This makes me immediately think of two quotes. The first quote is, 'Every job seems easy until you're the one who has to do it.' The second quote is, 'Never be married to your ideas.' Always review and be open to changing your mind as you get new information." What do you like to do when you're not working? "I really enjoy walking and hanging out with my dog, exploring the city, and trying new restaurants!" Julian’s passion for construction and his proactive approach to overcoming challenges have made him a welcomed addition to our estimating team.
