In trawling Rightmove for suitable properties in one of our Goldmine areas, this property popped out. Three bedrooms with scope for a 4th, decent sized rooms downstairs and even an area that could be turned into a utility/ironing room to increase the size of the kitchen/dining area so was looking good for further investigation. Then we saw the comment ‘non-standard construction’ so we did a double take as many lenders will not touch properties with that description. We investigated the type of construction as it was built as a Levitt-Cartwright steel framed design popular in and around Leeds and the North post-war with more than 2500 of them built over an 8-year period. The issue was whether any lender would advance money against the property as once the steel begins to rust and become less able to support the structure, you could be looking at either total collapse of the building or high costs to rip out and replace the steel structure. After chatting to our broker who said there are lenders for this type of property we decided to move on, but would this have been of interest to you? I’d love to know your thoughts.
