Home owners have to obtain approval from their MCST and comply with MCST by-laws prior to carrying out such works. In addition, regulatory approval is needed when alterations increase the GFA and/or affect planning parameters, erection, extension, demolition, alteration or repair of a building. Housing Affordability Institute released a new white paper today highlighting the role bulk controls play in density. Highlights: - Setbacks, building height, elevation design standards, lot coverage, and floor area ratio are examples of bulk controls. - While used to create uniformity and for additional reasons, critics argue that bulk controls have been used for exclusionary purposes. - Interplay of all bulk controls and zoning is critical to ensure that allowed uses are possible in practice. HBS Wall System with SPF Enables Rapid Construction of Québec Apartment Block The rapid construction of a new rental condo project in Sainte Marie, south of Québec City, relied on Huntsman Building Solutions’ D-Max Wall assembly. It incorporates spray polyurethane foam insulation. The Sentiers 59 luxury apartment complex progressed from groundbreaking to half of the apartments being ready for occupancy within nine months. Project design and construction experts Dutran tackled the demanding timeline by specifying the D-Max Wall assembly, which proved key to the rapid completion. #PU-spray #construction #PUdaily

Bulk controls are a foundational aspect of planning and zoning in America, and come from a time when planning and exclusion were intertwined.
