Windsor’s industrial real estate market reached new heights in 2023 as a strong fourth quarter saw records smashed for average sales and lease rates and new industrial space under construction, reported the Windsor Star. "The average sales price in Windsor ($175.55 per square foot) rose eight times as much as the national average (1.5 per cent). Lease rates climbed 13.6 per cent to $10.53 per square foot, more than double the Canadian average. Attractively priced industrial real estate lease options are becoming more prevalent. One of my clients had an immediate lease requirement recently and we were able to negotiate very favorable terms on a building that suited most of their needs. The building wasn't "exactly" what they needed, but it was close enough and the price point helped to offset the couple of minor building deficiencies that they'll be able to work around. Tenants have the leverage right now and the smart landlords are recognizing this by pricing their buildings appropriately, whether through an initially attractive rate or via a major rate reduction if the building has been on the market for some time.
