🌟Luxury Market Update🌟: 12 contracts were signed in Manhattan for properties priced at $4M+, a decrease of 7 compared to the previous week. 🥇The #1 contract was Penthouse 18EF in 115 Central Park West, known as The Majestic, with an asking price of $19.95M. This luxurious home — initially listed two years ago for $25M —offers 5 bedrooms, 5.5 bathrooms, and 4 terraces with stunning views of Central Park. 🥈The #2 contract was a townhouse at 8 Perry Street with an asking price of $19.5M. This remarkable 3-story house, spanning 5,322 sq ft and spanning 22 ft wide, has 5 bedrooms, 5.5 bathrooms, and a spacious 40 ft garden. While it has been on and off the market for a year, the seller originally purchased this property for $12.6M back in 2019. An intriguing side note: one outstanding deal resurfaced that had not been previously included in last week’s total. A townhouse located at 146 East 65th Street which had already gone to contract several weeks ago but was not in any database and closed last week for an astounding $47M. This was the most expensive townhouse deal of the year. This impressive 40 ft wide house encompasses 12,500 sq ft and was previously owned by the late David Rockefeller. Originally listed for $14.5M, the asking price was raised to $16.95M when the condo —which is built on top of The Thompson Central Park Hotel—began marketing September 2022. This luxurious unit boasts 3,042 sq ft of living space featuring 4 bedrooms and 4 bathrooms. The highlight is a generous 949 sq ft terrace encompassing the living room, dining room, and 3 of the bedrooms. In addition, an impressive 1,698 sq ft roof terrace is located on the upper floor. 🥈The #2 signed contract was the 11th Floor of 1045 Madison Avenue, a condominium known as The Benson. This condominium was priced at $15.5M and represents half of a duplex that was originally purchased as two separate floors, the 10th and 11th, for a total of $27.95M in March 2022. Each floor encompasses 4,193 sq ft of space featuring 6 bedrooms and 5.5 bathrooms. The developer thoughtfully connected the two floors with a staircase. However, things took an interesting turn in June 2022, when the new owners decided to relist the 10th and 11th floors for an impressive $33.5M.
