On September 11, 2024, during the Targi DREMA | International Trade Fair, the MTP Poznan Expo will host one of the most important meeting of the furniture industry in Poland - the 9th edition of the National Furniture Congress. 🔷 I’m going to China so you don’t have to 😄. This is not a tourist trip (although I hope I’ll be able to do some sightseeing). I’m going to the other end of the world to see production, talk to designers and engineers, and negotiate favourable terms of cooperation. The plan is simple, although intense: a few days in China, and a few days in Vietnam. One goal: to visit factories and check if the quality and standard of production are the same 🔎. It’s not enough to believe the catalogues; you must see the process with your own eyes. 🏭 I’m starting with visits to Chinese factories. These factories are the birthplace of new concepts and decors, which will capture your customers' attention. My Chinese partners and I will discuss new products and what will become the next season's hit. I have known Chinese factories for years - for me, they are a model of efficiency and a mine of huge opportunities. I am always surprised by the speed at which new ideas are born and the attention to detail that determines the quality of the product. 👷 Vietnam is a very different story, a fresher one. The factory I am visiting is part of a larger plan of the manufacturer. You could say that it is a response to the changing world: rising tariffs, trade tensions between the US and China, and unpredictability. It is also a game-changer. Additional production in Vietnam gives more supply stability and the possibility of buying products without the tariffs applicable to products from China. But it is not only about 💰 prices - it is also about greater production capacity, better logistics and flexibility that allows us to react to changes in the market. Thanks to this trip, I can check how Vietnam compares to China in terms of prices, quality, and production capacity. I used to see a lot of them from Langendorf and Faymonville when I worked in Europe but never in North America. North American glass fabricators may wonder but understand fast what this large semi-trailer without floor is used for. glasstec – International Trade Fair is a great place to see different approaches in the glass business and to realize that there are many ways of doing different processes in glass. And then international trade shows like Glassbuild Trade Show 2024 are the best place to understand what is more suitable and applicable to specific markets. As #EXPOREAL2024 wraps up, I wanted to share a few of my personal thoughts and key takeaways from the many insightful meetings with peers, investors, developers, and industry leaders: ➡️ The overall sentiment is quite positive—it's clear that retail and urban logistics investments are making a strong comeback. ➡️ One of the most notable trends is the growing interest in retail park investments, which many investors see as a key area for future growth. ➡️ESG remains a crucial topic and a must-have for all new investments, underscoring the industry's commitment to sustainability. ➡️ Many industry professionals believe there is a window of opportunity in logistics investment, which is currently bottoming out (largely due to a lag in lease-up). A positive outlook is expected to return within 1-1.5 years. Additionally, several pending transactions should provide further confidence in the market. Connecting with so many industry professionals and engaging in meaningful, forward-thinking discussions was incredible. ➡ https://lnkd.in/eUgahAHg ⬅ Union Investment invests €60m in the transformation of the Meister Areal in Nuremberg - the former 100,000m2 #retail park on Virnsberger Strasse. A modern and almost #energy-self-sufficient city #logistics hub with around 20,500m2 logistics spaces and a new local supply centre for residents and employees is being built in a sought-after and very well-connected location in the western part of Nuremberg. The #building application has already been submitted to the building authorities of the City of Nuremberg and approval is expected in the first quarter of 2025. "After an intensive planning period of around two years, we are delighted to be launching a forward-looking and particularly #sustainable concept for this established and excellently connected location," said Sven Lintl, Head of Asset Management Germany at Union Investment. "With the new Meister Areal, we are creating a supply of #commercial space from the existing #portfolio that perfectly meets the high demand from logistics companies in the Nuremberg regional centre, which has been unbroken for years." The aim of the repositioning concept from the outset was to take into account the increased demand for sustainable and climate-friendly logistics and commercial solutions at the site. "The specific objective is to create a site that is almost 100% independent of fossil fuels and self-sufficient," emphasised Matthias Wagner, Senior Business Expert Logistics at Union Investment. Heating will be provided entirely from #renewable energy sources thanks to an air heat pump. The plan is to install a high-performance photovoltaic system with 3 megawatts peak (MWp) integrated into a green roof, which, like the planned partial greening of the façade, is intended to promote biodiversity. The #construction project also includes further measures to protect species, such as extensive hedge and tree planting and the creation of a lizard habitat.  The revitalisation and redevelopment project is divided into four construction phases. The demolition of the unused existing buildings, including the 20,000 sqm gross floor area of the Real supermarket and a drinks store, began in October. Completion is planned in stages for 2026/2027.
