When working through a condominium project with a client, we're always going to request that the client give us the opportunity to review and provide comments to the draft condominium plat and plants. In addition, we're working outside of typical detached and townhome projects. It's going to be important for the lawyer to have the opportunity to review construction plans as well. It's really important for the drafter of the condominium documents to have an eye on these construction drawings and understand all the interconnected pieces and the structure and how they operate, areas such as HVAC, elevators and duct systems and wiring. That could make a serious difference in where the unit ends and begins, and especially in delineating the differences for maintenance between owners and the association. It's the job of the lawyer to work with the engineer, the contractor, the architects, and the client to make sure they all have the best understanding of exactly where the units in to begin and incorporate those into the finished product condominium declaration.
