This includes incorporating any changes, additions, or revisions required to align the BOQ with the actual site conditions. - Coordinate with the main contractor to discuss the updated BOQ. This collaboration ensures that both parties are aligned and that any concerns or queries regarding the BOQ can be addressed promptly. - Coordinate with the consultant Quantity Surveying (QS) team responsible for the project. This collaboration enables the consultant QS team to provide their input and review the updated BOQ to ensure its accuracy and compliance with project requirements. - The updated BOQ should be shared with the main contractor and the consultant QS team for their review and approval. This step ensures that all stakeholders are in agreement with the updated BOQ and that it meets with actual site conditions. If you don't understand is survey is a key in construction industry. Surveyor is the first to attend the site for site visiting and elementary site studies then he will start site cleaning and control point establishing then he will start setting out and topographic detailing. After that he will prepare drawing for construction and cost calculating then he will start temporary site offices and stores for labours in some cases he may deal with property resolving and boundaries disputes resolving. After all these things other teams eg Engineers Managers Quantity surveyors and Architects they will come. But unfortunately after the project ends you don't hear any one say about Surveyors and their assistants at all you will hear Project managers has did this and that, site Engineers and others has did this and that but surveyors they will be forgotten at all. Why? This is because our job is a gift oriented than intellectual job. Together we can.

The following are considered to be ‘relevant matter’ and therefore form the basis of a claim in construction contract: • Variations • Postponement of the works • Adjustment of provisional sums for undefined work • Opening up work for inspection that l subsequently proves to be in accordance with the contract. • Discrepancy and divergence between the contract documentation (quantity surveyors beware), bills of quantities and drawings are specifically mentioned. • Suspension of works by the contractor for non-payment by the employer. • Execution of works that have been included in the contract documents as provisional, which subsequently proves to be inaccurate in the nature or extent of work required. • Any impediment by the employer, architect, quantity surveyor or any other person employed by the employer.

As discussed yesterday in one of my posts about what gives birth to the pre-contract, post-contract, and execution roles of each professional in the built environment. Summarily, project complexity, owner involvement, legal requirements in a project, construction industry standards, etc to mention but few. Architect as a licensed professional designer and oversees the construction of buildings and other structures. They are involved in all stages of the design and construction process ensuring that the final results/product meets all requirements. However, an architect as a lead design professional ensures management and coordination with a wide range of stakeholders, including contractors, engineers, quantity surveyors, builders, and other professionals. During the pre-contract stage, the architect meets with the clients to understand the client's brief or project requirements. Using such information to prepare a conceptual and schematic design, which he will then revert to the client before preparing the working drawing. In the post-contract stage, the architect will ensure to manage the bidding process, negotiate the contract with the chosen contractor, and review drawings and specifications, to mention but a few. In conclusion, during the execution stage, the architect will conduct regular site visits to monitor construction progress, approve and manage changes to the project, and manage the punch list process alongside the client and contractor regarding minor issues that need to be addressed before the project is completed, and architect will issue certificates of completion. #construction #professionalsinthebuiltenvironment #architects

*Contractor* : I dont need a Project/Site Quantity Surveyor *Me*: you need to engage a project/site Quantity surveyor because he/she will ensure contract is been implemented according to design & specification in the Boq & drawing, and if there is a change in design which is normally the norms even with the use of BIM the building can not be 100% actualized at the pre contract stage, the Qs will keep to track of all changes that occured and raised it to the appropriate quarters for approval CLAIMS. This process will protect your interest at any stage in time and also helps you mitigate the risks that might directly affect the project pace of work during construction. Permit me to narrate a scenario that occured on one of my project the design team carried out a slight change in a slab design which resulted to an increment of 5 tons of rebars per floor and the project is about 7 floors, the engineers carried out the instruction, though it was written and signed as a site instruction but there was no resident Qs to interprete this additional cost to the client considering the fact that not all site instruction get to the office Qs...this resulted to a negative effect on my company at the long run considering if it was at today market that will be a lost of 5 million naira at each floor ...note that for slab alone. However this scenario was later resolved by Me with the help of my line manager and the consultant Project manager but it was a hard one. For anyone who has managed a refurbishment or building project they will know it is very hard to have an accurate budget and to stay within that budget (unless it was way too high in the first place!). With all my years of experience with managing building projects below are my top 10 tips to stay within budget; 1. Have an accurate and realistic budget in the first instance. 2. Work with the experts to get this budget in place i.e. Project Managers & Quantity Surveyors if you do not have the experience yourself. 3. Find the right type of builders to work on your project who suit the type of project you are undertaking. 4. Have a comprehensive and accurate schedule of works for your builders to price against. 5. Have a fully detailed finishes schedule for your builders to price against. 6. Have fully detailed and accurate building regulation drawings for your builders to price against. 7. Have a fully detailed Mechanical & Electrical Drawings of all service requirements for your builders to accurate price against. 8. Use a JCT contract for the works where all requirements apart from unforeseen issues and design changes are included in the contract price. 9. Ensure you have a reasonable contingency in place for any unforeseen issues that may arise during the build process 10% of the building contract is a general guide. 10. Try not to change your mind on the design during the building process as this can be costly and could delay the work on site.
