Thank you Gabrielle Gould for bringing this to light. Let's start by focusing on our existing conditions and quality as it pertains to historic preservation and new builds. First, the statement “cheaper is better” has been ingrained in our building patterns and it needs to stop. Design, architecture, planning, and engineering is an art. A key signature of the team or individual who created it. I say team because most times it takes a team to bring it to fruition. “Wait, isn’t the quick prefab supposed to be more efficient?” Not exactly. The old way was! This is why we still see ancient marvels that baffle current structural engineering understanding. Look at the Pyramids or Manchu Pichu! These amazing feets are still standing to this day. As the saying goes, “Rome wasn't built in a day.” It certainly was not. So how can we build more resilient buildings? Start by getting to know the history and partner with an archeologist. Building quality is worth every dollar, it creates a vibrant community for all income types.

Converting a 116-unit hotel to an apartment complex may seem like a straightforward project, that is, until you get behind the walls and uncover all the unique challenges. For Lenox Cove Apartment Homes in Jacksonville, we had to transform four structures in total, three apartment buildings and one clubhouse. An obstacle emerged when we noticed there was one circuit breaker for every three hotel rooms — for an apartment complex, we would need to install one feed for every unit. The complex also changed ownership during construction, a curveball that fortunately didn’t hinder the work. All in all, this project showcased the power of value engineering, as we prioritized the most crucial modifications while ensuring everything was up to code. For a transformation of this scope, we were able to overcome adversity on a large scale. It was a real statement piece for J. The bricks in the iconic Baltimore row homes aren't just there for looks, they play a key role in regulating temperature! Bricks, made from clay, have high thermal mass, absorbing and storing heat from the sun to keep homes warm in winter and cool in summer. Meanwhile, metal, with low thermal mass, can't hold onto that heat as effectively. As we create the environments that we live, work, and play in, It's important to consider how the multiple elements, such as the materials we build with, and the systems of a building, integrate with each other to form a sustainable whole.

Hard work, Productivity, and Self-Reliance... The same values that built and sustained this great structure for the first 100 years will be the same that will allow it to endure the next 100 years. These are the values of the proposed state of Deseret, which would eventually become the State of Utah. These are also values that, not-so-coincidentally, are fundamental to our work and mission at Intermark Steel. As such, we are thrilled to participate in the preservation of one of the State’s most historical buildings, the Joseph Smith Memorial Building (formerly called the Hotel Utah). As we prepare to assist Okland Construction with the building maintenance, including seismic upgrades, new stairs, and new finishes, we have taken some time to look into the history of this great building: The name Deseret means honeybee, a symbol often represented in the early architecture of Salt Lake City; a city that stands as a testament of our forefathers' cooperative and dedicated efforts. Today, it is the thriving economic and political center of the Intermountain west, but it was built up from a remote, unwanted, unproductive expanse of land adjacent to the Great Salt Lake.   In 1909, a group of business and ecclesiastical leaders proposed to build a 10-story grand hotel at the heart of the city. The Hotel Utah was recognized as the finest hotel from Chicago to Los Angeles and hosted famous entertainers, industrialists, and even U.S. Presidents. The hotel was a symbol of industry and modernization during a time of Western expansion. In 1993, after the hotel was no longer considered a viable business, it was remodeled and repurposed by the Church of Jesus Christ of Latter-day Saints. It was renamed the Joseph Smith Memorial Building and has served the public with several restaurants, reception, banquet, and offices. We are so grateful for the opportunity to preserve this building and its history!
