When Sandi Bass and Michelle Wykes take on a staging project, they have one simple goal in mind. “Wheth- er it’s a vacant or occupied home, regardless of budget, we want to transform living spaces and create a feeling that will make everyone say, ‘Wow, I want to live here!’”

“We’ve both always been passionate about home décor and design,” Sandi said. It was that passion that led her to attend classes and receive her accreditation as a professional stager in 2008, and the Broadlands-based business “Staging With Style” was born. In 2010, Sandi added more training to her resumé, and Michelle earned her accreditation. They have enjoyed work- ing with each other ever since.

“It’s a major investment to get started,” Sandi said. “Each time we would take on a job we would go shopping for the things needed for that job.”Today they have a huge warehouse full of furnish- ings and accessories capable of staging up to 10 houses at a time.

“Our inventory still looks new because it sits in a house for only a short time. Still, from time-to-time, we might need a special piece to finish things off, and then we can either decide to invest in that piece or rent it for the staging,” Michelle added.

“We can procure things or rent things, and if we rent special pieces we only charge the client exactly what we have to pay for that item,” Sandi said.

They also offer hands-on staging using the client’s own things. Sometimes just re-positioning things will better represent a home to potential buyers, she explained. They review what cli- ents have, and if needed, provide them with a shopping list of what they still need to make their home stand out.

“We often tell them that it can be looked upon as a future invest- ment since those items belong to them” Michelle added. “People are amazed at what we can do with the things that they already have. We’re trained to visualize the best design arrangements that will appeal to the most homebuyers.” Clientele includes home- owners, realtors and investors, for any size property.

Their services range from a basic “walk and talk” to “staging con- sults” to “full-blown hands-on.” They also advise on paint colors and window or floor coverings that might need to be changed to add to a room’s appeal. “Paint is not very expensive and a fresh coat or change in color can really brighten a room and make it seem larger or more inviting,” Michelle said.

Creating a design, pulling inventory (or purchasing/renting items) is normally about a two-week process. “We try to stage homes that are within 30 minutes of The Broadlands,” Sandi said. “By keeping everything nearby we can stick to a one-day moving schedule – both in and out.

“Our biggest priority is keeping the budget as low as possible without taking away from the excellence we know a client expects. I think we offer a good balance – a top-flight product at an affordable price.”
