  • Percentage Increase: This represents a 0.75% increase in average rent per unit over the two-month period.
  • Annualized Projection: Extrapolating this growth rate, we are looking at a projected annual increase of 4.28%.
  • Pro Forma vs. Actual Growth: Our pro forma rent growth for the first year was projected at just 1.5%. The actual rent growth we're witnessing is significantly higher, demonstrating the exceptional potential and performance of this property.


Leasing Activity:

  • New Leases and Renewals: Over the past two months, 35 leases were signed, which included 12 new tenants and 23 lease renewals.
  • Rent Increase for New Tenants: The 12 new tenants saw an average rent increase of $31 per month.

Operating Income Growth:

  • Total Operating Income in February: $205,415
  • Total Operating Income in May: $212,934
  • Percentage Increase: There has been a 3.7% increase in total operating income from February to May, taking into account rent, vacancy, fees, pet rent, internet, valet trash, and other income streams.

This organic rent growth, surpassing our pro forma projections, underscores the strong performance and potential of the Atlas at Bay Point property.
