How I Help Prepare Your Home for Sale
Here’s how I can help prepare your home for listing and showings.
I’ve helped many sellers through the process of getting their homes ready for the market. Just the other day I was at a client’s home, and we walked through each room and looked at it from a photographer’s point of view. That helped us see what we needed to change so everything looked its best for photos and showings.
If we have time to update some flooring, paint, and decor, we will if needed, but if we don’t, that’s okay too. We can quickly get things organized, decluttered, and depersonalized so the focus will be on the home itself. Enhancing simple things such as the hardware on cabinets and bathrooms, lighting in bathrooms, and cleaning everything very thoroughly will ensure your home shows well. Make sure your landscaping looks attractive and the lawn is mowed.
I’ll help you prepare your home room by room. I’ll give you notes, ideas for improvement, and I can bring in a stager or decorator if needed. However, be aware that we don’t have as much time to prepare the house in the current market.

Next, I’ll schedule the photographer to take the listing photos, video, 3D tours, virtual tours—anything we need. Then my team and I will build the MLS listing with all of that information and make sure everything’s ready to be posted on social media platforms and real estate websites.
After that we open the floodgates; we open the home for showings. In the present market, we’ve had success allowing showings all day Friday, Saturday, Sunday, and into the next week if needed. Going through this process can be overwhelming for sellers, but I suggest going somewhere such as the beach, grandma’s house, or a hotel. Get out of the home so that it’s show-ready 24/7. It can be a bit stressful, but it’s a seller’s market, so the buyers are experiencing plenty of stress too.
The next step is to look at all your offers after the showings are over. We’ll look at which is the strongest offer and navigate the nuances of each one. We’ll go over the type of financing, their settlement date, and what money they have to cover things such as an appraisal shortage or inspection issues. I get that this process can be emotional, especially if you’ve been in the home for a long time—I don’t take that lightly. However, moving on to the next chapter is also fun and exciting.
