Junction Krog District in Atlanta Attains LEED Gold Certification

Junction Krog District, a 130,000-SF office and retail hub situated right on Atlanta's BeltLine, has achieved LEED Gold certification. This level of certification denotes that a building has excelled in its sustainable design and operation, indicative of a project's comprehensive adoption of best practices in sustainability.

Located in the Old Fourth Ward neighborhood, this project features six floors of office and retail space, with two levels of parking for more than 200 vehicles. The ground-level program contains over 12,500 SF of rentable and retail, restaurant, and lobby space. The 1.38-acre site is located southeast of the intersection of Auburn Avenue and Irwin Street, with building frontage along the bustling Atlanta BeltLine Eastside Trail.

Here are a few of the building's LEED components:

  • The project site has a WalkScore of 95, which means it’s a walker’s paradise, daily errands do not require a car, it has many nearby public transportation options and is very bikeable.
  • Building on a previously developed site encouraged the reuse of existing built infrastructure and investment in existing neighborhoods.
  • This project’s site is designated as a Federal Renewal Community site (the entire site is completely contained within the empowerment zone) so it earned the High Priority Site credit.
  • The project has 33 Electric-Vehicle-ready parking spaces.
  • 15.7% of the site that was previously disturbed has been restored to provide habitat and promote biodiversity.
  • 67% of the site is open space and 50% of that space is vegetated. Creating exterior open space encourages interaction with the environment, social interaction, passive recreation, and physical activities.
  • The project reduced outdoor water usage by 90% through landscape zoning, plant selection, and the type of irrigation that was used.
  • The heat island reduction credit earned both Option 1 Non-Roof & Roof measures and Option 2 placing a minimum of 75% of parking under cover, 100% of the parking for this project was undercover. This credit minimizes effects on microclimates and human and wildlife habitats by reducing heat islands.
  • This project pursued and earned an Alternative Compliance Path - LEED Pilot Credit 115: Whole Project Water Use Reduction and achieved an indoor water use reduction of 68.08%.
  • The project used products that meet a combination of the responsible sourcing and extraction criteria, extended producer responsibility and recycled content, for 23.9% by cost, of the total value of permanently installed building products in the project.
  • 48% of the construction waste was diverted away from the landfill.
  • The project installed Low-Emitting Materials into the following areas: Flooring (100%), Wall Panels (95%), Composite Wood (100%) and Insulation (86%).
  • The project team developed and implemented an indoor air quality (IAQ) management plan for the construction and preoccupancy phases of the building.
