Why did we invest in Coorg instead of Hyderabad ?
We keep getting asked why we launched our first project in Coorg and not in Hyderabad, which is our base. Along with all the goodness of the lush green landscape that Coorg offers, the real estate investing fundamentals are also pretty strong there.
At Cozy Farms, we evaluate multiple factors in investing before we select a destination and a specific piece of land. We scout for months, make about 100 visits, and conduct multiple steps of due diligence before we finalize our decision and calling it our home.
We never invest in areas where the growth has been very high over the last five years and the rates have reached extreme highs, with the only path forward being stagnation.
While we build our hospitality experiences around our projects, we also focus a lot on real estate growth for both us and our customers.
For example, West Hyderabad has one of the highest land prices in India, with an acre touching 100 crores. This has triggered neighboring areas, which are as far as 30-40 km from the city, to quote prices as high as 20-30 crores per acre. Unless you are building a skyscraper there, the rates don’t make sense.
The scope of such land increasing multi-fold is close to impossible, especially with plenty of land available all around.
We also closely monitor the political landscape and keep track of how elections in each of these states impact land prices. For instance, Andhra Pradesh state elections being around the corner also impact Hyderabad prices, as Telugu people from Andhra Pradesh have been investing in Hyderabad and Bangalore due to the lack of capital and development in Andhra Pradesh.
Unless we see a dip in prices in Hyderabad, we are not going to jump in. Relatively, North Bangalore is a better place to invest at this point for its pricing and its proximity to the Bengaluru Airport.
Coming back to Coorg, availability of smaller land parcels is still very difficult to obtain. Proximity to airports is a major factor we consider, and we don’t want to be in extremely crowded places like the town of Madikeri or Ooty when we pick hill stations.

We choose Virajpet as Kannur International Airport is within a 1 hour 15-minute drive, and Mysuru Airport is only 90 km from Cozy Farms at Coorg.
The Mysuru-Coorg 4 Lane expansion is work in progress, which will bring down the drive time from Bengaluru to Coorg further. The Kannur-Mysuru Highway will also be expanded eventually, making the commute even faster and smoother.
More connectivity means more footfall, further increasing the demand for hospitality in Coorg and increasing the scope in growth for both real estate and hospitality.
Our grandfathers invested in land within their town or district; our parents' generation went one step ahead and invested across the state in multiple cities, diversifying a bit more.
Our generation is going beyond their own state with investments diversified across other states as we grow.
The reach of a common tongue, increased accessibility through airports and better highways, and transparency in land records through online portals are some of the major factors helping this happen. I’m able to be at Cozy Farms in Coorg by 10 am by taking a 7 am direct flight from Hyderabad to Kannur.
Considering all of these complex factors, we select and offer the best of what is out there.
