Our new commercial real estate entity, Infill CRE, brought this opportunity to Gunner Leslie at Avison Young who has signed on as the leasing agent for this 16,000 SF light industrial building located between Exploria Stadium and the upcoming Orlando Magic Sports Entertainment District. It’s an incredible location to lock-in, with nearly unlimited possibilities in its unique, exposed-heavy timber interior. About us
Interstruct has evolved as a Company because we constantly seek to improve the outdated traditional and convoluted construction process. Our design-build work has afforded us an opportunity to hone our process and create our own Architect as Developer model, wherein we develop our own projects. Through trial and error, this model that focuses on small scale, incremental, infill projects has identified a need for us to better manage the real estate component of our development deals. Our solution: the creation of a real estate entity under the Interstruct umbrella of Companies. INFILL CRE furthers our development work that focuses on a higher level of architecture, construction, urban planning and personally owned real estate. Infill CRE is the missing link to closing the circuit on our own development projects. We look forward to continuing our existing relationships with our real estate colleagues and exploring new development opportunities that elevate the quality of community driven projects in Orlando and Tampa. Details are rapidly filling in on the Orlando Magic’s Sports & Entertainment District, a 900,000 SF mixed-use development to be built on 8.5 acres north of the Amway Center and just a few blocks east of Interstruct. Orlando Business Journal recently reported: - a more detailed timeline, - that retail and office leasing agents are in place, - and that 30% of the 200,000 SF of Class A office space is already pre-leased. All signs point to this project being a go. San Francisco-based JMA Ventures and Houston-based Machete Group are working with the Magic's SED Development LLC on a plan that focuses on ACTIVE USE. We hope this development team may take interest in contributing to our initiative on a neighboring block. Our design for a revitalized Parramore Park transforms a fenced retention pond into an active-use pocket park. We envision it as a private/public initiative with the City of Orlando and other downtown Orlando and Parramore stakeholders to literally build a bridge over this retention pond, connecting two sides of a neighborhood. This is our vision for Parramore Park: transforming a fenced retention pond --> an active-use pocket park on W. Church St., between S. Lee and S. Parramore Avenues. Our design for a private/public initiative with the City of Orlando and other downtown Orlando and Parramore stakeholders literally builds a bridge over this retention pond, connecting two sides of a neighborhood. #ParramorePark can become a place for people to gather for entertainment, to relax on their own, even as a place to restore the Parramore Farmers Market, bringing fresh produce into the core of a neighborhood that is a food desert. Optimistically named Parramore Heritage Park, the existing retention pond was once a park until the construction of Exploria Stadium coalesced all of the stormwater into this one city block. We see a solution to give this park back to the neighborhood while still serving its vital storm-water management purpose. The design evolves as we push the envelope for the revitalization of the #WestChurchCorridor. The WCC reconnects #downtownorlando's urban fabric of infill development, public transportation, higher education, housing, sports & entertainment, greenways and the arts.
