MBA CREF TAKEAWAYS: Bridge Loans Some thoughts and takeaways from my meetings and conversations at this year's MBA CREF Conference ... - Lots of pent up capital to deploy making the bridge debt space very competitive at the start of 2024 - General bridge pricing ranging from 350bp - 550bp over SOFR depending on deal size and attributes - Best pricing starting as low as 250bp over SOFR for large-balance, institutional-quality (A-assets, A-sponsors, A-locations) deals with at least break-even debt service coverage - Fixed rate bridge available starting at 350bp over treasuries - One of the key points of negotiation now are the interest rate floors, with majority of bridge lenders trying to hold to a 3.50% SOFR floor, but some may be willing to go lower - Sponsors should be mindful of how the various bridge lenders are capitalized, if they are balance sheet lenders or securitizing into a CLO, and if they are dependent on warehouse lines and credit facilities from banks.
