    Mt. Pleasant is bustling with activity, as we found out last night at the ULI South Carolina Content & Cocktails. Thanks to Matt Brady and the town of Mount Pleasant for hosting our coastal community at The Harbor Entrepreneur Center. Matt highlighted the Town’s focus on cultivating Life Sciences/Tech/Innovation, supporting small business and leaning into partnerships. He also shared updates on the Town's economic development goals, including upcoming office and industrial projects. We also heard from Grady Johnson with The Harbor Entrepreneur Center and its goals and the role it plays in helping new companies develop and support the economic vitality of the region. With the passage of a $50 million park referendum, the Town has several current and upcoming park and recreation improvements. Chip Crane with Hill Construction discussed their work on the Mount Pleasant Memorial Waterfront Park and Alhambra Hall.     This week's ULI South Carolina Project Spotlight was on United Community Bank's in downtown City of Greenville, South Carolina. This event highlighted a project that exemplifies the power of collaboration, active engagement with community and municipal leaders, and innovative design. The building site abuts to the Reedy River and presented significant challenges due to its tight space. Additionally, product scarcity during the pandemic required the team to pivot and rebalance costs. However, through exceptional teamwork and communication, they adapted and delivered a remarkable building with stunning views. That team: United Community Bank, The Furman Co. | Development,Harper General Contractors and McMillan Pazdan Smith Architecture! The UCB headquarters is the first and only WELL-certified building in the state, focusing on advancing health and well-being for the people in the building by adding thoughtful design elements such as light, materials, air, and water. The building’s unique design features an acre of glass, creating a healthier and more enjoyable environment for everyone inside. A huge shoutout to United Community Bank, The Furman Co. | Development, McMillan Pazdan Smith Architecture, Harper General Contractors, and all others involved who made this possible. This project has truly set a new standard, and it would be great to see more like this in the Upstate! Special thanks to the panel that was the thoughtful leadership team that made this special project happen.     Yesterday, ULI South Carolina Midlands had the pleasure of hosting City of Columbia SC’s Mayor Daniel Rickenmann, who shared exciting updates about the city’s ongoing initiatives. Mayor Rickenmann emphasized the importance of collaboration, highlighting the city’s commitment to building strong partnerships that drive growth, health, and economic development in Columbia, thereby improving the community as a whole. Other Takeaways: *LEED Gold Certification: Columbia is the first city in South Carolina to achieve LEED Gold certification, reflecting the city's dedication to improving health and quality of life, by improving mental health and the environment around the residents. *Adopting Best Practices: The city is investing in innovative technologies and strategies from other communities to improve efficiency and address challenges like urban heat. *Collaboration: Building public-private partnerships and engaging with local universities and businesses are crucial for growing the city. *Housing Needs: Columbia requires 16,000 additional housing units to meet projected growth, highlighting the need for strategic and affordable housing solutions. *University Engagement: Understanding and supporting the students. Their investment is big too, so the "Mayor's Student Council" is a strategic investment in retaining and attracting talent.     The ULI SC Real Estate Diversity Initiative (REDI) Charleston application opens at 8AM today! Scan the QR code in this post or visit the Linktree in our bio for more information. Application deadline is September 16, and all applicants must submit a resume and letter of recommendation. Registration is $300 and in addition to the in-person training and learning materials, also includes ULI Learning’s Real Estate Development 101 certification (must complete online courses for certification). The ULI South Carolina Real Estate Diversity Initiative (REDI) helps emerging developers expand their skills and knowledge needed to create a successful real estate development. Participants learn what it takes to put together a successful development through a combination of curriculum and case study work. Throughout the course, teams produce a development plan, pro-forma, and marketing plan for a specific site. Participants engage in both large group and small group mentoring sessions.     The stats are staggering. Between 2012 and 2022, nearly 4m low-cost rental units were lost across the U.S. There are currently 21.6m cost-burdened renter households in the U.S., and 54% of renter households in Charleston County are cost-burdened. With attainable housing one of ULI's mission priorities, ULI SC's Coastal Women's Leadership Initiative enjoyed the opportunity to co-host the July Conversations and Cocktails with SC WAHN, highlighting three SC WAHN board members doing the hard but rewarding work of bringing affordable housing options to communities in South Carolina and across the country. Thank you Allison King, Andrea Wolford and Allie Zamfir for sharing your time, commitment and passion for affordable housing with WLI. A big thanks to Coastal WLI Committee Member, Brenda R. McLaughlin and NAI Charleston for graciously hosting the event. And to our Coastal WLI Presenting Sponsor McMillan PLLC for their continued support in championing women real estate professionals.     As we enter a new fiscal year, please help us thank our outgoing Management Committee members. These rockstar human beings have dedicated their time and expertise the past 2+ years advancing ULI's mission in South Carolina, growing the ULI South Carolina District Council, and fostering collaboration and the sharing of best practices in our markets. We are happy to say that all of these members will be staying involved either as members of the Governance Committee or Regional Executive Committees. And, please join us in welcoming these new FY25-26 leaders. Although "new" to these roles, these members are certainly not new to ULI, having been involved and leading in their respective markets around the state for several years. We are fortunate to have their leadership and look forward to continuing to work with them in their new roles.
