Couldn’t have said it better ourselves! A great turnout yesterday at ULI HQ for a DMV market update and deep dive into ‘surviving to 2025’ with Lindsey deButts, Ben Eitan, Amy E. Friedlander and Jeff Utz as they drove a timely and lively discussion moderated by YLG’s own Caroline Flax Ganz. To wrap up the panel, we heard from the panelists on their hopes of what we’ll see by this time next year. Most notably among them was the hope for a stable environment and a symbiotic, “partnerial” relationship between public and private entities to address the challenges facing the region. Last night a sold-out crowd attended the Upton Place Case Study presentation. Attendees heard directly from the team that developed and implemented the transformation of a 1980’s office building into a thriving mixed-use project. The complexities of the transaction were discussed in detail, including how and why certain aspects of the original development were retained as part of the new project, their negotiations with their lender and ground lessor, finding the right joint venture partner, the design process of the different components, and community outreach. After the panel discussion, attendees toured the property and enjoyed a networking happy hour. Members of the ULI Washington community braved the rain last night for property tours the Hotel Heron and to hear from lively panelists on all aspects of the state of the hospitality market within the Metropolitan Washington Region. Attendees first received important context from Christina Mindrup of the Alexandria Economic Development Partnership on the financing backstory of the Hotel Heron - an adaptive reuse boutique hotel that seamlessly combines the iconic inn with an adjacent new building. The panel that followed did a deep dive into the main demand drivers they are seeing, how travel today and that of pre-pandemic levels compare, the impact of domestic and international consumers' behaviors on decision-making, and so much more! ULI Washington would like to thank all of our panelists and speakers - Joseph Bojanowski from PM Hotel Group, John Koshivos from Hilton, and Karina Parker from Host Hotels & Resorts - for their insights and candidness in conversation moderated by YLG’s own Adam Levenson from May Riegler Properties.
