The Secret Basement!
EDIT: Have uploaded a new version, which removes the strange building site construction sounds when you're in the basement.
This mod plants a secret hatch door behind the Vault 111 cabin by the entrance, which leads to a basement packed full of goodies just for you new players! But, even if you've been playing for a while but just want to collect a few nuggets of goodness, head over the Vault 111 and nip down the hatch! The photos show exactly where it is.

In the basement, there is a suitcase with some dapper clothing, a dresser with some combat armour and fatigues, some bobby pin boxes on the shelf, a fridge packed with various animal steaks and omelettes, a cash register full of caps, a toolbox in the corner with lots of building resources, a first aid box rammed with chems and stimpaks, a large Ammo trunk and a safe full of cool weapons. There's also a bunch of stuff on the counter by cash register, like noodle cups and duct tape and glue.
Note: The Weapons Safe is locked, and requires a key. The key is hidden somewhere in the room! It's not hard to find - look behind the counter...
Please be aware that if you attempt to take all of this stuff, you'll be greatly over-encumbered. However, there are some Radstag Steaks in the refrigerator which give you extra carry weight. Plus, you can always come back for stuff.
Please also note that the Power Armour helmet and Stealth Boy on the dresser are just for show, but the Giddy-Up Buttercup is yours for the taking!
Known bugs:
Sometimes, the safe spawns random ammo and multiple weapons of the same type instead of one of each. Not a big problem, but may seem odd. Another strange bug I've found is that if you go down the hatch with a companion, sometimes when you re-emerge from the hatch the companion is still stuck down there. Simply Fast Travel to fix this - or leave your companion behind before you enter the hatch.
