Looking for a new place to call home?
Something not too big, with a great view
and nearby raiders to snipe from your rooftop terrace?

Worry not, I've got something just for you.

OVERVIEW:

I found a nicely located ruined building at the street corner near Hangman's Alley and decided to turn it into a livable home for Sole Survivors. The location is very convenient, with Diamond City nearby and a potential settlement right around the corner. There's also a great view of the river from the windows, and some raiders just within a sniper rifle's reach for target practice. There is no map marker to fast travel because it's just a few steps away from Hangman's Alley:

Just like my Fizztop Grille Renovated mod, this one also consists of two parts. Part one is an .esp that cleans up and enhances the original location and turns it into a buildable area. Part two is a Settlement Transfer blueprint and it comes in two versions: one that turns the ruin into a complete, comfortable home with two floors and a rooftop terrace, and the other that does the same but also adds furniture, decorations, and defense elements.

FEATURES:

the esp
  • cleans up the area from most trash
  • adds glass to the bay window
  • adds fake interior sounds effect to the building (ambience is muted, rain and thunder sound like you are inside a building, etc)
  • adds workshop access for building (NOT a settlement)

base blueprint
  • adds walls, floors, windows and stairs

full-feature blueprint
  • adds walls, floors, windows and stairs
  • adds doors and lights
  • adds furniture and decorations
  • first floor: kitchen, dining room, bathroom
  • second floor: bedroom, office, lounge
  • rooftop: crafting area
  • adds turrets and a spotlight

REQUIREMENTS:

the esp
  • just the base game

base blueprint

full-feature blueprint

HOW TO INSTALL:
For the .esp: use a mod manager or simply drop the file into your Data folder. Make sure it loads as low in your load order as possible.
For the blueprint:
manually copy the .json file to your blueprints folder. Typically, this will be in:

[drive letter]:\SteamLibrary\steamapps\common\Fallout 4\Data\F4SE\Plugins\TransferSettlements\blueprints

NOTES:

  • I decided to leave the huge piles of rubble untouched to avoid pathing issues with the navmesh over them.
  • You can delete the rubble yourself with Place Everywhere or a console command markfordelete.
  • The power lines and conduits are located on the outside of the building, if you wish to remove them, use tcl command to get to them.
  • For more details, take a look at the uploaded images and read their descriptions for info.
  • The esp is not meant to be used on its own, you need one of the blueprints to make the place actually functional.
  • Only load one blueprint or the other. If you change your mind after you load a blueprint, nuke the settlement and load the other one.
  • The base blueprint gives you a beautiful house with workshop access, to decorate as you see fit with mods of your choice.
  • The full-feature blueprint gives you the same house with furniture, decorations, and security elements.
  • The blueprints were created with Snap'n'Build 1.9 but I tested them with 2.0 and they work perfectly fine.
