This is a mod that places a settlement north west of sanctuary/north of vault 111. It streches from the left world border, the top world border, to a large clearing to the east ( before the shanty shack with a raider ) and a little bit to the south of the workbench. The workbench is to the northwest of vault 111 near a dirt mound. There is a pond south east of the work bench for water purifiers. It does not have a green settlement build zone because it is so large that none of the premade ones would fit it properly and making a custom one is currently above my knowledge. It does not have settlement attacks, because it's too far north for people to run to when it comes under attack but I could make a version with attacks if it is desired. The only problem I know of is that some of the trees are not scrapable but most are. Included in this mod is a optional text document (1.txt) that adds 5,000 peices of each scrap item from the game into your inventory, to use this, place in your game install folder where the fallout4.exe is (not the data folder), open the console (~) in game and type "bat 1" I recommend you do it beside your workbench to store the scrap. This mod could be incompatible with mod that affect the same area.
