A decently sized trading hub consisting of a workshop, bar, weapons store, chem house with a dealer, and a general trader. Will support 18 settlers and is fully self sufficient.
I didn't really scrap much. A couple of the sandbag stacks outside but I can't remember which ones. I would suggest importing the blueprint, then scrapping the ones that are clipping. Also, on the 2nd floor of the damaged building I scrapped everything except the computer/desk and the file cabinet next to it. Everything else in the settlement I left alone.
